One of the few remaining undeveloped land parcels along Potranco Road officially hit the market in September, and the real estate firm behind the listing says the property could be a major part of the fast-growing corridor’s next chapter.

Located along more than half a mile of frontage on Potranco Road, just west of Highway 211 in eastern Medina County, the contiguous 493-acre parcel is listed for $41,955,320

Real estate firm West and Swope, in an online listing, called the property a “rare development opportunity” and said it would be ideal for the area’s next major subdivision, retail project or technology park.

“Flanked by Potranco Ranch to the east and Potranco Acres to the west, the site offers outstanding visibility, easy accessibility, and approximately 0.52+/- miles of prime road frontage, ideally positioned for large-scale development amid significant residential and commercial expansion,” the listing reads.

The land is currently surrounded by booming residential growth and several major campuses, including Microsoft, Amazon, Texas Research Park and JBSA-Lackland.

“[L]arge tracts of this scale and visibility are becoming increasingly difficult to find this close to San Antonio,” the firm states.

In recent years, Medina County has become a boon for retail and technology investments. Several data centers are currently in the works in the once-rural outpost, representing hundreds of millions of dollars in infrastructure investment. The latest data center plans filed in Medina County alone represent $500 million.
