Tuesday afternoon, chain-link fences surrounded the site as bulldozers rolled across the dirt at 4100 Westheimer Rd., just down the street from Highland Village. Developed by Stonelake Capital Partners, 100 Park Place is expected to feature roughly 250,000 square feet of office space, 12,000 square feet of retail and a 4,700-square-foot terrace.

An old state filing for the project dating back to 2022 estimates a $60 million cost and a mid-June 2028 completion date. Stonelake Capital Partners did not immediately respond to Chron’s request for an updated cost or timeline.

The project has faced repeated delays. Chron previously reported construction was expected to begin in the first quarter of 2025, after an earlier groundbreaking target of summer 2023. New fencing went up around the property in December 2024.

A brochure for the tower details an open-air conference center, a fitness center with showers and lockers, floor-to-ceiling glass windows and eight levels of parking, among other amenities. JLL is marketing office space on the building’s ninth through 17th floors for lease, according to its website.

Chrissy Wilson, executive vice president at JLL, told Realty News Report the initial response from the market has been promising. Matt Pruitt, who is working on leasing the building, told the publication 100 Park Place was scheduled to deliver in the first quarter of 2028.

CBRE reports the development officially broke ground on Sept. 30. The building sits across the street from JLL and Stonelake Capital’s offices in the 15-story 200 Park Place tower at 4200 Westheimer Rd.

Stonelake Capital also recently broke ground on another Texas tower, a 17-story office building at 2626 McKinney Ave. in Uptown Dallas. With 173,000 square feet of office space and 7,000 square feet of ground-floor retail, that building is scheduled to complete in early 2028.
