A groundbreaking ceremony is being held for the three-building Mitchell Crossings apartment complex in Plano that developers said will answer the area’s need for housing.

The Plano Area Chamber of Commerce is hosting the groundbreaking at 4:00 p.m. on Tuesday at 231 Mitchell Drive. A reception is also being held after the groundbreaking at Tera Ford at 4:30 p.m.

The complex will house a total of 101 living units.

The property is next to Tera Ford along Mitchell Road. In addition to the apartments, the developers envision a grocery business and spaces for additional retail, possibly including fast food drive-thrus or other restaurants.

The developers, Denver Capital, LLC, previously told the City Council that the project “will support retail and create a nice complement to the adjacent community,” according to city documents.

Each of the three buildings will be around three stories tall. Two of the buildings will house 14 one-bedroom units and 20 studio units. The other building will house one less studio unit.

The developers told the city they are looking to attract young individuals and couples, and “boomers” looking to stay in the area at a “lower fixed cost,” according to city documents.

According to the site plans, the complex will feature a similar design as the city’s Randall Crossings Promenade project, which was completed in 2022.

After feedback from City Council, the developers said there would be capacity limits on the units.

The developers said occupancy limits will be incorporated into the lease. Only approved individuals will be allowed to live in the units. The studio units will be subject to a two-adult occupancy limit, according to city documents.
