This North Texas office site sat vacant for nearly four years. Now, it’s set to become home to hundreds of residents.

High Street Residential, a subsidiary of Trammell Crow Company, broke ground Monday on a multifamily community at 5550 Lyndon B. Johnson Freeway in Dallas, according to a news release. Two residential buildings, one five stories and the other seven, will add 435 units to the site, roughly half of them designated as affordable housing.

The project, situated on about five-and-a-half acres, will replace the former LBJ Financial Center, a 10-story, three-building office campus that has been fully vacant since 2022. An existing parking garage on-site will also be redeveloped.

Apartments are designed with stainless-steel appliances, quartz countertops, tile backsplashes, keyless entry and full-size washers and dryers on the interior.

Residents will also have access to what developers describe as a “robust amenity package.” The community will feature a clubroom, co-working space, sports lounge, resort-style swimming pool, grilling stations, fire pits, fitness center, 7th-floor sky lounge, bike storage, dog wash station and package room.

The development is structured as a Dallas Public Facility Corporation (PFC) project, with 217 market-rate units and 218 affordable units. Construction is scheduled to be completed by summer 2028.

“This project demonstrates the power of public-private collaboration to deliver much-needed housing in a highly desirable area of Dallas,” Kevin Hickman, a principal with TCC in Dallas, said in the release. “We are proud to partner with the City of Dallas Public Facility Corporation and our capital partners to create a community that expands access to quality housing while revitalizing an underutilized site.”

WDG Architecture has been tagged as the architect, with OHT Partners as the general contractor. Bank OZK is serving as the senior lender. Additional consultants include Urban Structure, Schmidt & Stacy, Kimley-Horn, TBG Partners and Ellie Aiello Interiors.
