One of the last big open tracts along the Highway 288 corridor now has a plan. Planned Community Developers (PCD) has closed on 120 acres at Highway 288 and Beltway 8 in Pearland, where it will build The Orchard, a mixed-use development with shops, restaurants, entertainment, offices and homes.
The purchase follows a unanimous vote of approval from Pearland City Council. The site sits near major employers, healthcare campuses and established neighborhoods, and PCD now moves on to leasing and development.
The project will include about 250,000 square feet of retail, dining, and entertainment with waterfront restaurant sites, plaza-facing storefronts, retail pads, traditional inline space and anchor spaces. Additionally, The Orchard will feature 150,000 to 300,000 square feet of Class A office space and about 1,100 Gurban-style multifamily units and roughly 100 upscale, high-density homes.
PCD describes the design as walkable, with tree-lined streets, green spaces and gathering areas, and an elevated coastal look inspired by Pearland’s roots.
“This represents an important milestone following an extensive, collaborative process focused on ensuring The Orchard aligns with Pearland’s long-term vision,” said Don Janssen, president of PCD.

Who is handling leasing: CBRE’s Jazz Hamilton and Rusty Lilley will lead retail leasing, and the firm says it is already hearing from retailers interested in the site’s location and scale. JLL’s Executive Vice President Jon Dutton and Vice President Andrew Elliott will lead office leasing.
The developer has a long track record in the Houston area. PCD has been building communities in Fort Bend County and beyond for more than 40 years, including the 10,000-acre First Colony master-planned community, the 190-acre Lake Pointe Town Center, the 376-acre Rivers Edge development and the 1.2 million-square-foot Sugar Land Town Square.
PCD has not yet announced opening dates or tenants for The Orchard.
