Renters in Corpus Christi saw apartment listing prices increase 32% from last year’s median of $1,200, an analysis of new data from rental marketplace Zumper shows.
The typical apartment listed for rent at $1,585 in November. Median listing prices in Corpus Christi are trending essentially the same as last month’s $1,600 price.
The data covers all bedroom sizes, ranging from studios to four-bedroom units, within the specified metropolitan area. It reflects the median rent for all listings that were active at any given point during the month, according to Russell Middleton, co-founder of Zumper. New construction is included in the data and listings that are currently occupied or no longer available are excluded.
Out of 1,484 rental listings in Corpus Christi, 49 are subsidized. When those are excluded, the overall median rent for listed apartments goes to $1,600 .
One-bedroom apartments listed to rent at a median of $995, nearly the same as October, when they were $1,000Since last year, one-bedroom rental prices rose 18% from $844.
Two-bedroom apartments listed for rent were 4% lower than October at a central price of $1,200, compared to $1,250. Since last year, two-bedroom rental prices slightly rose from $1,145.
Statewide, Texas rental listing prices are very close to October’s median of $1,645. One-bedroom rentals were listed for a typical price of $1,230, essentially the same as October’s average of $1,237. Two-bedroom rental listing prices are nearly the same as October’s central price of $1,515.
In Corpus Christi, the typical apartment listed for rent is 5% below the state median. One-bedroom rentals were 19% below the state median, while two-bedrooms listed 20% below.
Nationwide, apartment rental listing prices are essentially unchanged from last month’s $1,895. One-bedroom rentals across the nation listed for a typical price of $1,513, nearly the same as last month, while two-bedroom rental listing prices approximately the same as last month’s median of $1,800.
In Corpus Christi, the typical apartment listed for rent is 16% below the national median. One-bedroom apartment rentals listed 34% below the national median, with two-bedroom rentals listed 33% below.
The median apartment rental prices used in this report are gathered from Zumper, which aggregates over one million active listings posted by brokers and landlords to Zumper’s Landlord Platform and third-party listings from MLS providers to calculate median asking rents.
