What we know."},"content":{"rendered":"<p class=\"mb-4 text-lg md:leading-8 break-words\">In September 2025,\u00a0MySA reported that the first Texas location of Iowa-based chain <a href=\"https:\/\/www.mysanantonio.com\/food\/article\/pizza-ranch-san-antonio-21061042.php\" rel=\"nofollow noopener\" target=\"_blank\" data-ylk=\"slk:Pizza Ranch would be coming soon to\u00a0Windcrest;elm:context_link;itc:0;sec:content-canvas\" class=\"link \">Pizza Ranch would be coming soon to\u00a0Windcrest<\/a>. Its landing spot, a former Luby&#8217;s, was supposed to be transformed before the end of 2025, according to a filing with the <a href=\"https:\/\/www.tdlr.texas.gov\/TABS\/Search\/Project\/TABS2026001302\" rel=\"nofollow noopener\" target=\"_blank\" data-ylk=\"slk:Texas Department of Licensing and Regulation (TDLR);elm:context_link;itc:0;sec:content-canvas\" class=\"link \">Texas Department of Licensing and Regulation (TDLR)<\/a>. But, with 2026 now underway, it appears plans for the San Antonio-area location may have shifted.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">On Friday, January 2, we visited 5307 Walzem Road, the address listed on the construction filing for the incoming Pizza Ranch.\u00a0Remnants of the prior tenant remain on the exterior, with an outline of a removed Luby&#8217;s sign still visible on the building. Notices for construction and\u00a0dumpster permits are taped to the inside of the building&#8217;s front doors, indicating that changes to the space are taking place.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">MySA reached out to Pizza Ranch&#8217;s corporate office to find out if the company could share any insight into the project. We were transferred to an answering machine for the person in charge of franchising, but we did not hear back at the time of publishing. After contacting Cuspid Reality, the property management associated with 5307 Walzem, we were able to speak with Christine R. Leyva, an agent in charge of\u00a0the property who provided some context.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Leyva told MySA in a brief phone call that the property at 5307\u00a0Walzem was undergoing &#8220;whiteboxing,&#8221; a term for essentially resetting a building to a blank slate by demolishing interiors and removing traces of previous tenants.
