A joint venture of New York-based REIT\u00a0ShopOne Centers<\/a>, Pantheon<\/a> and an unnamed institutional investor\u00a0acquired a 114K SF retail property in Southeast Houston.<\/p>\n

The retail center is situated along Beltway 8 near the intersection with Interstate 45. Anchored by a\u00a0Kroger<\/a>\u00a0grocery store, the property’s current tenants include Petco, Subway and State Farm.<\/p>\n

The grocery store at 11701 S. Sam Houston Parkway E. was remodeled in September 2023 and reopened as Kroger\u2019s first-ever Hispanic-centered store<\/a>.\u00a0<\/p>\n

\u201cWe\u2019re pleased to add Beltway South to our portfolio and establish a presence in Texas,\u201d ShopOne Centers CEO Chris Reed said in\u00a0a press release. \u201cThe center\u2019s Kroger anchor and complementary tenant mix directly align with our strategy of investing in retail centers that serve essential consumer needs.\u201d\u00a0<\/p>\n

In early 2022, ShopOne\u00a0formed the joint venture<\/a> with private market investor Pantheon and\u00a0an unidentified institutional investor with plans to spend up to $1B on grocery-anchored centers.<\/p>\n

This acquisition expands ShopOne’s grocery-anchored shopping center portfolio to 23 while also making the REIT’s first footprint in the American Southwest,\u00a0according to the press release<\/a>.<\/p>\n
