{"id":114537,"date":"2026-01-07T20:30:15","date_gmt":"2026-01-07T20:30:15","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-tx\/114537\/"},"modified":"2026-01-07T20:30:15","modified_gmt":"2026-01-07T20:30:15","slug":"assembly-park-adds-two-tenants-amid-rise-in-plano-office-leases","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-tx\/114537\/","title":{"rendered":"Assembly Park adds two tenants amid rise in Plano office leases"},"content":{"rendered":"<p>\t\t\t\t\t\t\t<a href=\"https:\/\/www.assemblyparkplano.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Assembly Park<\/a> added two office tenants in December, according to a news release from <a href=\"https:\/\/www.tritenre.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Triten Real Estate Partners<\/a>.<\/p>\n<p>The leases come as the corporate office market in Plano is starting to \u201cramp up\u201d after a slow period during the COVID-19 pandemic, according to Esmeralda de la Cruz, Plano\u2019s acting director of Economic Development.<\/p>\n<p>The details<\/p>\n<p><a href=\"https:\/\/www.highpointgo.com\/\" rel=\"nofollow noopener\" target=\"_blank\">High Point<\/a>, a Christian travel organizer, and <a href=\"https:\/\/porchwarranty.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Porch Warranty<\/a>, a home warranty and protection provider, have both signed leases for office space in Assembly Park, according to the release.<\/p>\n<p>The companies will join two existing tenants, leaving roughly 135,000 square feet of Assembly Park\u2019s 180,000 square feet of total office space still available.<\/p>\n<p>Assembly Park also features retail space and over 300 multifamily units, according to <a href=\"https:\/\/communityimpact.com\/dallas-fort-worth\/plano\/development\/2021\/10\/07\/developer-shares-timeline-for-redevelopment-of-plano-market-square-mall-into-assembly-park\/\" rel=\"nofollow noopener\" target=\"_blank\">previous reporting<\/a>.<\/p>\n<p>The development\u2019s west dining and retail space is now fully occupied by <a href=\"https:\/\/www.assembly-icehouse.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Assembly Icehouse<\/a>, <a href=\"https:\/\/www.tacorotacosandtequila.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Tacoro Tacos &amp; Tequila<\/a> and <a href=\"https:\/\/www.cliffcoffee.shop\/\" rel=\"nofollow noopener\" target=\"_blank\">Cliff Coffee<\/a>, with just under 10,000 square feet of space still available in the east retail space.<\/p>\n<p>The rebound<\/p>\n<p>In addition to Assembly Park, Granite Park and the Legacy business park also signed several new corporate office leases in 2025.<\/p>\n<p>Doug McDonald, Plano\u2019s former director of Economic Development, <a href=\"https:\/\/communityimpact.com\/dallas-fort-worth\/plano-north\/development\/2025\/04\/07\/corporate-office-leases-surge-in-plano-in-2025\/\" rel=\"nofollow noopener\" target=\"_blank\">previously<\/a> pointed to the gradual return to in-person work and a slowdown in new office construction as reasons for renewed interest in existing and recently-completed developments.<\/p>\n<p>Among the wave of new tenants, de la Cruz also highlighted the city\u2019s efforts to make sure existing tenants stay in Plano.<\/p>\n<p>\u201cWe want to keep them engaged,\u201d she said. \u201cBeing able to see companies land here and then grow is definitely something that we&#8217;re very excited about.\u201d<\/p>\n<p>The backstory<\/p>\n<p>Triten first received <a href=\"https:\/\/www.plano.gov\/1345\/Mayor-and-City-Council\" rel=\"nofollow noopener\" target=\"_blank\">Plano City Council<\/a> approval for its plan to redevelop Plano Market Square Mall in <a href=\"https:\/\/communityimpact.com\/dallas-fort-worth\/plano\/development\/2020\/12\/14\/plano-market-square-mall-redevelopment-plan-approved-by-city-council\/\" rel=\"nofollow noopener\" target=\"_blank\">December 2020<\/a>.<\/p>\n<p>Construction on the development was <a href=\"https:\/\/communityimpact.com\/dallas-fort-worth\/plano-south\/development\/2023\/10\/09\/assembly-park-mixed-use-redevelopment-of-plano-market-square-mall-completes-construction\/\" rel=\"nofollow noopener\" target=\"_blank\">completed<\/a> in October 2023, and Assembly Park did not welcome its first office tenant until March 2025, according to the development\u2019s <a href=\"https:\/\/www.instagram.com\/p\/DFtTv1nTkrp\/\" rel=\"nofollow noopener\" target=\"_blank\">social media<\/a>.<\/p>\n<p>McDonald formerly acknowledged that the market for office space was \u201cslower\u201d after the COVID-19 pandemic.
