{"id":116710,"date":"2026-01-09T09:27:09","date_gmt":"2026-01-09T09:27:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-tx\/116710\/"},"modified":"2026-01-09T09:27:09","modified_gmt":"2026-01-09T09:27:09","slug":"residents-concerned-over-guajolote-ranch-plans-say-it-could-increase-scenic-loop-traffic-sixfold","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-tx\/116710\/","title":{"rendered":"Residents concerned over Guajolote Ranch plans, say it could increase Scenic Loop traffic sixfold"},"content":{"rendered":"<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">BEXAR COUNTY, Texas \u2013 Northwest Bexar County residents are again raising concerns over the <a href=\"https:\/\/www.ksat.com\/news\/local\/2025\/12\/26\/tceq-declines-to-reconsider-wastewater-permit-for-controversial-guajolote-ranch-development\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.ksat.com\/news\/local\/2025\/12\/26\/tceq-declines-to-reconsider-wastewater-permit-for-controversial-guajolote-ranch-development\/\">proposed Guajolote Ranch development<\/a>, after newly-released plans show commercial developments that could dramatically increase traffic in the area.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cThey\u2019re looking to increase the traffic from 5,000 cars a day to 30,000 cars a day,\u201d said Emory Bluhm, who lives along Scenic Loop Road.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Bluhm said the area could \u201cabsolutely not\u201d handle that kind of increase in traffic.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">In a memo to Bexar County, developer Lennar Construction outlined plans to add a gas station, shopping center and fast-food restaurants at the corner of Scenic Loop Road and Babcock Road. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The plans are part of the larger <a href=\"https:\/\/www.ksat.com\/topic\/Guajolote_Ranch\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.ksat.com\/topic\/Guajolote_Ranch\/\">Guajolote Ranch<\/a> proposal, which seeks to bring <a href=\"https:\/\/www.ksat.com\/news\/local\/2025\/12\/17\/guajolote-ranch-opponents-plan-protest-ahead-of-san-antonio-planning-commission-briefing\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.ksat.com\/news\/local\/2025\/12\/17\/guajolote-ranch-opponents-plan-protest-ahead-of-san-antonio-planning-commission-briefing\/\">nearly 3,000 homes and a wastewater treatment plant<\/a> to northwest Bexar County.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Residents said congestion has steadily worsened over time, and many worry about their family\u2019s safety.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cIt\u2019s 40 miles an hour right outside my driveway,\u201d Bluhm said. \u201cSo I\u2019ve got to like take my life into my own hands. Once I hit the gas, I\u2019m gone. I\u2019m committed.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Resident Austin Browning said this project is being forced on their community, which does not want the development.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cWe need to be careful how we develop things,\u201d Browning said, \u201cand focus on what\u2019s really important and relevant to the community.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cPotentially harming 2.5 millions of drinking water is a huge challenge,\u201d Browning said. \u201cWhy would you do that when there is opportunity to build somewhere else and do other things that are beneficial to the community and not this area?&#8221;<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Under the proposal, the developer would be responsible for paying for road improvements within about a mile and a half of the development.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">But residents said there are larger expenses that would be associated with congestion created by the development.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cYou still have four and a half miles to Bandera Road, four and half miles I-10, four and a half, five miles to 1604,\u201d Bluhm said, \u201cthat the City of San Antonio, Bexar County, that the public is gonna have to fund tens of millions, if not $100 million, in roadway expansion that Lennar is not going to pay for.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The traffic impact analysis was approved by the City of San Antonio and Bexar County roughly three years ago when the Master Development Plan for Guajolote Ranch was presented to both.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">After being dealt multiple blows in attempts to slow or stop the project, residents said they aren\u2019t sure what else they can do.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cThe only solution that we see going forward is to drop this project,\u201d Browning said. \u201cMove your projects to other areas that aren\u2019t as resource critical, or put them somewhere closer to true arterial roadways, where you\u2019re not creating a huge impact to public funding.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The Guajolote Ranch proposal is still under review, and awaits multiple public hearings and approvals before construction can move forward.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Read more:<\/p>\n<p>Copyright 2026 by KSAT &#8211;
