CenterPoint Properties, an industrial real estate firm based in Illinois, has invested in a newly-constructed, Class A distribution facility at \u201cthe front door\u201d of the coveted Alliance corridor in north Fort Worth.<\/p>\n
The drivers of the firm\u2019s interest in the property at 15277 Heritage Parkway were its \u201cincomparable combo of features and location,\u201d said Rives Nolen, SVP of investments for CenterPoint\u2019s Central Region.<\/p>\n
\u201cYou\u2019d be hard-pressed to find its equal, even in a market flush with new product deliveries in recent years,\u201d Nolen said. \u201cIt\u2019s an outstanding accretive addition to CenterPoint\u2019s growing DFW portfolio.\u201d<\/p>\n
The firm finalized the deal in December.<\/p>\n
The 103,803-square-foot food-grade distribution facility is fully air-conditioned, features a 32-foot clear height, 27 dock-high doors, a drive-in, and an ESFR sprinkler system.<\/p>\n
The more than 8-acre property accommodates parking for over 120 cars and features enhanced security, including fencing surrounding the entire building and a guard shack to help monitor the site\u2019s single ingress\/egress point.<\/p>\n
Alliance\u2019s industrial market witnessed a net absorption of more than 2 million square feet in 2025 alone. Overall,\u00a0CBRE<\/a>\u00a0said DFW had its 60th consecutive quarter of positive absorption in Q3 2025.<\/p>\n
