{"id":139474,"date":"2026-01-27T05:12:16","date_gmt":"2026-01-27T05:12:16","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-tx\/139474\/"},"modified":"2026-01-27T05:12:16","modified_gmt":"2026-01-27T05:12:16","slug":"hillwood-plans-140m-warehouse-expansion-in-alliancetexas","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-tx\/139474\/","title":{"rendered":"Hillwood Plans $140M Warehouse Expansion in AllianceTexas"},"content":{"rendered":"<p>More cash and construction are flowing into Hillwood\u2019s AllianceTexas in Fort Worth, this time with a massive warehouse expansion.<\/p>\n<p>The Dallas-based developer is planning an estimated $140 million expansion of an existing shell warehouse building called Alliance Center North 4 at 15301 North Beach Street, according to a plan filed Friday with the Texas Department of Licensing and Regulation. The plan outlines a scope of work that includes a new addition of about 371,160 square feet to the west side of the building, though TDLR filings are preliminary and subject to change.<\/p>\n<p>The planned improvements include 55,000-square-feet on two floors, with additional office space \u2014 both open and private \u2014 as well as break rooms and conference space. The addition amounts to more than half the size of the existing warehouse. Built in 2023, Alliance Center North 4\u2019s main area consists of 614,640 square feet, according to the Denton Central Appraisal District, and was appraised at almost $48 million last year.\u00a0<\/p>\n<p>Construction is expected to begin in mid-March and finish before December, the filing shows. GSR Andrade Architects are the design firm for the project.\u00a0<\/p>\n<p>A spokesperson for AllianceTexas said Hillwood declined to provide comment on the project.\u00a0<\/p>\n<p>The building is part of <a href=\"https:\/\/therealdeal.com\/texas\/dallas\/2024\/05\/16\/hillwood-scores-refinancing-for-north-fort-worth-warehouse\/\" rel=\"nofollow noopener\" target=\"_blank\">Hillwood\u2019s AllianceTexas<\/a>, a 27,000-acre master-planned development in north Fort Worth. Private developers have invested more than $14 billion in its office, retail and industrial space in the 35 years since the development began, and the development has generated more than 66,000 jobs and an estimated $130 billion economic impact since 1990, according to the Dallas Business Journal.\u00a0<\/p>\n<p>The development\u2019s <a href=\"https:\/\/therealdeal.com\/texas\/fort-worth\/2026\/01\/12\/trammell-crow-lines-up-next-part-fort-worth-industrial-park\/\" rel=\"nofollow noopener\" target=\"_blank\">logistical mix<\/a> of air, rail and highway access continues to find takers for its properties.<\/p>\n<p>Last year, Wistron InfoComm USA \u2014 a subsidiary of a Taiwanese manufacturing powerhouse partnering with Nvidia to assemble <a href=\"https:\/\/therealdeal.com\/texas\/fort-worth\/2025\/08\/22\/nvidia-partner-wistron-picks-fort-worth-for-761-million-plant\/\" rel=\"nofollow noopener\" target=\"_blank\">next-generation supercomputers<\/a> \u2014 snapped up two properties in the development. Winstron bought a 324,600-square-foot building at 15200 Heritage Parkway from Trammell Crow Company, which will serve as its primary site with a $580 million investment. It also bought the 767,000-square-foot Westport 14 at 14601 Mobility Way, from Hillwood, where it will spend another $181 million, as previously reported by The Real Deal.<\/p>\n<p>The complex is also attracting satellite developments looking to cash in on providing nearby housing and entertainment options to AllianceTexas\u2019 workforce. Steve McKeever\u2019s <a href=\"https:\/\/therealdeal.com\/texas\/fort-worth\/2026\/01\/23\/steve-mckeevers-1b-north-city-project-advances\/\" rel=\"nofollow noopener\" target=\"_blank\">North City<\/a>, a long-awaited $1 billion mixed-use development spanning over 148 acres in north Fort Worth, is aiming to become an \u201curban village\u201d and a pedestrian-friendly entertainment hub near AllianceTexas.
