Buyers could opt to take a full floor, giving them roughly 6,000 square feet, Colombo said. <\/p>\n<p class=\"body-text-paragraph\">Retail and restaurants will occupy the bottom floor, and the hotel will occupy the remainder.<\/p>\n<p class=\"body-text-paragraph\">Talks on branding for the hotel and residential tower are ongoing. Colombo estimates the total investment on the project will be $200 million to $250 million. <\/p>\n<p class=\"body-text-paragraph\">The project could start moving forward in May as designs are finalized. The Dallas Morning News called the property \u201cone of the city\u2019s earliest homes\u201d in October 1947 coverage.<\/p>\n<p class=\"body-text-paragraph\">Colombo said he\u2019s in talks with several groups about moving the home to another site. Firms have estimated the cost to move the mansion would run $300,000 to $500,000, he said.<\/p>\n<p class=\"body-text-paragraph\">\u201cWe\u2019re going to do everything in our power, and we\u2019ve talked to city planning about not tearing it down,\u201d he said.<\/p>\n<p class=\"body-text-paragraph\">Colombo\u2019s<a href=\"https:\/\/ivyp3.com\/about\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/ivyp3.com\/about\/\"> Ivy P3 Group<\/a> and Horizon Capital Partners have joined forces for the project. Dallas-based Nunzio Marc Desantis Architects is serving as the lead architect.<\/p>\n<p class=\"body-text-paragraph\">The project received the Oak Lawn Committee\u2019s blessing this past summer. While not required, developers bring projects before the body to drum up support.<\/p>\n<p class=\"body-text-paragraph\">It\u2019s the latest Dallas venture for Colombo, a native New Yorker with 40 years of hospitality experience.<\/p>\n<p class=\"body-text-paragraph\">He\u2019s held executive positions at various hotel properties, including a stint at New York\u2019s Plaza Hotel.<\/p>\n<p class=\"body-text-paragraph\">Colombo made his name in Dallas in the 1980s when he helped bring San Simeon and Sfuzzi to McKinney Avenue.
