A decade ago, Austin was one of the fastest markets.<\/p>\n<p>Unsustainable price growth in recent years along with a homebuilding boom have left Austin with more sellers than buyers. That means the buyers who are in the market can take their time and negotiate.<\/p>\n<p>Home prices in Austin dropped 4% in December\u2014the third biggest decline among major metro areas.<\/p>\n<p>The typical home that went under contract in <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\" target=\"_blank\" rel=\"noopener nofollow\">Austin, TX<\/a> in December spent 106 days on the market, up from 91 days a year earlier. That\u2019s the slowest December in records dating back to 2012. Nationwide, the typical home that went under contract in December did so in 60 days, up from 54 days a year earlier.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-tx\/wp-content\/uploads\/2026\/02\/full.png\" alt=\"Typical Austin, TX Home Takes 106 Days to Sell (Line chart)\"\/><\/p>\n<p>This is based on a Redfin analysis of MLS data. We compare this December to past Decembers because these data are seasonal.<\/p>\n<p>Austin was the slowest market among the 50 most populous metropolitan areas. Tied for second place were San Antonio and Fort Lauderdale, FL, where the typical home that went under contract in December spent 99 days on the market. Next came Miami (92 days) and West Palm Beach, FL (87 days).<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-tx\/wp-content\/uploads\/2026\/02\/1770299348_977_full.png\" alt=\"Austin, TX Is the Slowest Housing Market (Dot Plot)\"\/><\/p>\n<p>\u201cHomebuyers in Austin have the luxury of time and bargaining power,\u201d said local <a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener nofollow\">Redfin Premier<\/a> real estate agent<a href=\"https:\/\/www.redfin.com\/real-estate-agents\/andrew-vallejo\" target=\"_blank\" rel=\"noopener nofollow\"> Andrew Vallejo<\/a>. \u201cI have a buyer who just offered $560,000 for a home that was listed at $599,000 and a few years ago would\u2019ve been worth $700,000. There\u2019s a pretty good chance the seller will say yes given how slow the market is. Another buyer I\u2019m working with also made an offer on a house for below the list price and plans to bid on a different home if the seller doesn\u2019t accept.\u201d<\/p>\n<p>Austin\u2019s slowdown marks a sharp reversal from recent years, when it often held the title of \u201c<a href=\"https:\/\/www.wsj.com\/economy\/housing\/once-americas-hottest-housing-market-austin-is-running-in-reverse-94226027?gaa_at=eafs&amp;gaa_n=AWEtsqeC6OVO0KIkvOaAYhchTv904KcXdH8RHXrrRUDB6k8xvgwfSjvADzriqf75W-8%3D&amp;gaa_ts=69827799&amp;gaa_sig=8mKV9hvjY0lkwMYylT7CmycrmYkIONRy5amme3uAF65zlFAN0lb-BAAkNnCWyW0XhMMWtilenRSnS__8kcJk8g%3D%3D\" target=\"_blank\" rel=\"noopener nofollow\">hottest<\/a>\u201d housing market. Austin regularly ranked among the fastest markets from 2014-2016, with homes selling in as few as two weeks. Its housing market again boomed during the pandemic, when Austin saw the fastest home-price growth in the nation as scores of affluent remote workers moved in from out of town. That caused the market to overheat, which is one reason it\u2019s now slowing. Austin\u2019s median home sale price dropped 4.2% year over year in December\u2014the third largest decline among the top 50 metros. Many sellers are taking losses.<\/p>\n<p>Housing markets across Texas (and Florida) have also slowed in recent years due to a <a href=\"https:\/\/public.tableau.com\/app\/profile\/us.census.bureau2\/viz\/shared\/N5JFHG657\" target=\"_blank\" rel=\"noopener nofollow\">homebuilding<\/a> boom. With more options to choose from, buyers feel they can take their time. Austin had an estimated <a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-december-2025\/\" target=\"_blank\" rel=\"noopener nofollow\">128%<\/a> more home sellers than buyers in December\u2014the largest imbalance among the top 50 metros. <\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-tx\/wp-content\/uploads\/2026\/02\/1770299348_495_full.png\" alt=\"Austin Has More Than Twice as Many Sellers as Buyers (Line chart)\"\/><\/p>\n<p>While Austin\u2019s housing market has shifted in buyers\u2019 favor, many house hunters are still waiting on the sidelines.
