The 1-million-square-foot square foot Knox Street mixed-use development<\/a> has topped out construction, developers told The Dallas Morning News.<\/p>\n

The joint venture partnership of BDT & MSD Partners, Trammell Crow Company, Highland Park Village Associates, and The Retail Connection is behind the massive 4-acre project on the eastern edge of Highland Park.<\/p>\n

The development will include 150,000 square feet of office space, 100,000 square feet of retail, a 27-story, apartment tower, a half-acre park with direct connection to the Katy Trail, as well as The Knox Hotel and Residences, a 140-room hotel and 47 luxury condominiums operated by Auberge Collection<\/a>.<\/p>\n

TCC representatives declined to say how much the partnership invested in the project or its estimated worth. But the project was once called Dallas\u2019 most expensive real estate project.<\/p>\n

\u201cReaching this milestone at Knox Street is a testament to the dedication and collaborative spirit of the entire development team,\u201d Joel Behrens, Market Leader for TCC Dallas-Fort Worth, said in a statement. \u201cIt\u2019s incredibly rewarding to see the project\u2019s vision, which we\u2019ve been working on for so long, finally take shape.\u201d<\/p>\n

One of the first buildings to be delivered will be the 27-story multifamily tower. Called The Lora<\/a>, the building will feature 186 apartments. The one-, two-, three- and four bedroom units will range from 800 to 3,500 square feet. The building was designed by architecture firm Woods Bagot.<\/p>\n

The Knox Hotel and Residences is set to open in late 2026, and nearly all of the condo units have sold out, the group said in a news release. The condos range from 2,500 square feet to over 15,000 square feet. Pricing reportedly started at $4.5 million.<\/p>\n

The hotel will feature several restaurants, bars, lounges, event spaces and a full-floor spa and wellness center connected to an outdoor pool and bar that offers views of downtown Dallas.<\/p>\n

The nine-story, 150,000-square-foot office building 3333 Knox is scheduled for completion in late 2026. It\u2019s been 100% preleased since fall 2024. Anchor tenant ISN Software Corporation will be joined by Paul Hastings LLP and BDT & MSD.<\/p>\n

The development comes as Knox Street continues to land high-profile retail tenants. Italian hospitality group Sant Ambroeus<\/a> announced Knox Street as the location of its first Texas outpost. It will anchor the base of the development\u2019s apartment tower.<\/p>\n

In late 2025, a group of lifestyle brands announced plans to open locations at Knox Street, three of which are making their Texas debut. The retailers include D\u00d4EN, STAUD, TOTEME and TWP.<\/a><\/p>\n

Additional project announcements are expected in the coming months. Retail leasing is led by Stephen Summers and Kaitlin Travis of Highland Park Village Associates.<\/p>\n

The development has been planned since 2017. Plano-based Beal Bank provided more than $600 million in financing for the Dallas project, according to previous News reporting.<\/p>\n

Coming off the success of Knox Street\u2019s office lease up, the joint venture is also behind Knox & McKinney, a 12-story, 300,000-square-foot office and retail development at 4544 McKinney Avenue. The site was formerly home to Tex-Mex restaurant Chuy\u2019s<\/a>.<\/p>\n
