Stream Realty Partners recently completed a wave of leasing activity at R&D at Legacy, a seven-building, 374,275-square-foot business park located in the heart of Plano\u2019s Legacy submarket.<\/p>\n
The transactions include five separate headquarters leases totaling nearly 75,000 square feet, increasing occupancy at the complex by almost 20%.<\/p>\n
\u201cThrough our strategic repositioning and marketing campaign, we\u2019ve seen significant tenant interest at R&D at Legacy from light industrial and flex users,\u201d Stream SVP Chase Lopez said in a statement. \u201cThe Legacy micromarket lacked suitable product for this type of user, and this project has become the go-to destination for companies seeking functional space in a premier location. These leases are proof of concept that our adaptive reuse strategy is working.\u201d<\/p>\n
Companies leasing space<\/p>\n
Riken Vitamin Co., a Japanese-based producer of food additives and vitamins, is relocating from Torrance, California, signing a lease for 12,653 square feet at the 6700 Pinecrest Drive building. The relocation of the U.S. headquarters advances the company\u2019s strategic expansion and operational goals, Stream Realty said. Doug Carignan and Landon Brune of CBRE represented Riken Vitamin Co. in the transaction.<\/p>\n
Airspan Networks, Inc., a global provider of 5G access and transport solutions, is combining operations from Florida and California with its current Plano business to establish its corporate headquarters at the business park. The company signed a 12,363-square-foot expansion at 6652 Pinecrest Drive, increasing its total footprint at R&D Legacy to nearly 26,000 square feet. Josh Walpole of Walpole Realty Group represented Airspan Networks in the lease.<\/p>\n
US Youth Soccer, the largest youth sport organization in the U.S., signed a lease of almost 11,000 square feet at 6700 Pinecrest Drive. The company will relocate from Frisco to Plano in a move that will combine the organization\u2019s storage and office-related uses under one roof. Dave Peterson, SIOR, of NAI Robert Lynn represented US Youth Soccer in the transaction.<\/p>\n
Vector Power, a quality-driven service company specializing in low, medium, and high voltage electrical infrastructure, originally moved into almost 8,000 square feet at 5212 Tennyson in 2025, and recently executed an amendment to triple its space, occupying a total of 23,840 square feet. The expansion positions the company to benefit from the infrastructure needed to accommodate the AI-related demand, Stream Realty said. Tor Erickson and Roy Reis of Telos Real Estate represented Vector Power in the transaction.<\/p>\n
Ojos Locos Sports Cantina, a Latin-based restaurant chain with more than 35 locations spanning five states, just signed a new lease for 15K square feet at 6400 Pinecrest, which will serve as its headquarters offices. Frank Puskarich and Mac Henderson of Newmark represented Ojos Locos Sports Cantina in the lease.<\/p>\n
Transforming value office to office\/warehouse space<\/p>\n
R&D at Legacy was acquired by BH Properties in February 2025. The campus\u2019s one-story buildings, located at 6400\u20136700 Pinecrest Drive and 5212\u20135220 Tennyson Parkway, were originally designed for value office use but have been repurposed into modern office\/warehouse product to address the region\u2019s growing demand for shallow bay industrial users.<\/p>\n
BH Properties selected Stream to lead leasing and marketing efforts for the park, with Chase Lopez, SVP James Mantzuranis, and Senior Associate Sam Bass taking the lead on the assignment.<\/p>\n
