(EL PASO COUNTY, Colo.) \u2014 In a new report, the Pikes Peak Housing Network said the median home price in El Paso County decreased in 2025.<\/p>\n
While that news may come as a relief to frustrated home shoppers, the report didn\u2019t contain all good news. Colorado Springs is experiencing a mixed housing market with both challenges and opportunities.<\/p>\n
The average monthly mortgage cost for a homeowner currently is just under $3,500. Data also shows that the majority of existing home sales in 2025 occurred in the $300-600,000 price ranges.<\/p>\n
The report also showed there is a mismatch between the homes being built and the ones that people can afford. In 2024, 18% of homes were priced at below $450,000. In 2025, the percentage rose to 29%\u2013meaning 11% more homes built were lower priced.<\/p>\n
\u201cWe\u2019re seeing extreme need and not nearly enough housing units for those making 50% or less of area median income or for those first time homebuyers that earn 120 and a percent of area median income or above,\u201d said Lee Patke, Executive Director of Greccio Housing.<\/p>\n
The current number of housing units in El Paso County is just over 317,000, but there is a housing deficit of more than 13,000 units.<\/p>\n
