Yetter Coleman law firm subleased 44K SF at the city\u2019s tallest building at 600 Travis St.\u00a0<\/p>\n

The boutique trial law firm will occupy the 53rd and 54th floors of JPMorgan Chase & Co. Tower<\/a>, according to a press release from CBRE<\/a>. The new lease is almost double the size of its current 25K SF space, located at 811 Main St.<\/a>\u00a0<\/p>\n

The 46-story 811 Main St. building did not have contiguous space available to accommodate Yetter Coleman\u2019s growing headcount, according to CBRE.<\/p>\n

Both towers were developed by Hines<\/a>, which sold 811 Main to Invesco in 2013<\/a>. Hines reacquired JPMorgan Chase Tower<\/a> with an affiliate of Cerberus Capital Management<\/a> in 2019.\u00a0<\/p>\n

CBRE\u2019s Jon Lee<\/a> and Claire Douthit represented the tenant in subleasing the space at 600 Travis St., which is already built out for a law firm. CBRE negotiated a direct extension with the landlord, giving the firm flexibility to expand without incurring the higher costs, according to the release.<\/p>\n

\u201cOpportunities like this are increasingly rare in Houston\u2019s central business district,\u201d said Lee, executive vice president at CBRE, in a statement.<\/p>\n

\u201cWith no new construction expected for the next several years and a stable Class A inventory, securing high-quality, move-in-ready space at a favorable rate positions Yetter Coleman extremely well for future growth,\u201d he added.<\/p>\n

The 1.7M SF JPMorgan Chase & Co. Tower was completed in 1982, renovated in 2022 and stands 75 stories tall.\u00a0<\/p>\n

It is still the tallest completed building in Texas, though Austin\u2019s Waterline mixed-use tower is on its heels<\/a>.
