{"id":187838,"date":"2026-03-03T04:24:07","date_gmt":"2026-03-03T04:24:07","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-tx\/187838\/"},"modified":"2026-03-03T04:24:07","modified_gmt":"2026-03-03T04:24:07","slug":"anthem-development-fully-funded-demolition-of-lincoln-square-to-begin-in-may","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-tx\/187838\/","title":{"rendered":"Anthem development fully funded, demolition of Lincoln Square to begin in May"},"content":{"rendered":"<p>Arlington leaders approved incentives as the long-awaited redevelopment project near AT&amp;T Stadium and I-30 moves forward.<\/p>\n<p>ARLINGTON, Texas \u2014 After years of delays and scaled-back plans, the long-awaited <a href=\"https:\/\/www.wfaa.com\/article\/news\/local\/tarrant-county\/trademark-forges-ahead-lincoln-square-redevelopment\/287-ea4997b2-693c-4f81-9339-a4fb94b0f02f\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">redevelopment of Lincoln Square<\/a> has cleared a major hurdle.<\/p>\n<p>Arlington city leaders recently approved incentives for the project, and Fort Worth-based developer Trademark Property says the redevelopment is now fully funded. Demolition of the aging shopping center is set to begin in May, making way for a new development called Anthem.<\/p>\n<p>For longtime tenant Shirley Flores, owner of The Popcorn Store, the redevelopment&#8217;s progress brings relief.<\/p>\n<p>The Popcorn Store has been in Lincoln Square since the center first opened decades ago. Flores has owned it for nearly nine years. In recent years, she said, declining foot traffic and empty storefronts have taken a toll.<\/p>\n<p>\u201cWe\u2019re excited and it\u2019s exciting to hear that it\u2019s getting underway,\u201d Flores said.<\/p>\n<p>But she acknowledged the wait has been difficult. The shopping center, filled with empty storefronts, has struggled to attract shoppers.\u00a0<\/p>\n<p>\u201cWe don\u2019t have as many tenants and we don\u2019t have the foot traffic that we had,\u201d she said.<\/p>\n<p>Lincoln Square sits between Dallas and Fort Worth, just off Interstate 30 near AT&amp;T Stadium. Despite its prime location, developer Terry Montesi said many drivers barely notice it.<\/p>\n<p>\u201cWhen you drive by Lincoln Square today, you don\u2019t even know it\u2019s there,\u201d said Montesi, CEO of Trademark Property Company.<\/p>\n<p>Montesi said that is about to change.<\/p>\n<p>\u201cIt\u2019s gonna be destination-worthy,\u201d he said.<\/p>\n<p>Trademark is also behind the revitalization of Galleria Dallas and Alliance Town Center.<\/p>\n<p>The revised Anthem plan calls for about 70,000 square feet of retail space, new fa\u00e7ade upgrades and redesigned common areas intended to create a more walkable, experience-driven environment.<\/p>\n<p>Montesi said the project will focus on elevated casual dining, lifestyle retailers, and outdoor spaces that will bring entertainment.<\/p>\n<p>\u201cLot of very good food and beverage, casual dining, but better,\u201d he said. \u201cWe\u2019ve got a lot of retail. It won\u2019t be luxury retail, but a lot of much better retail to serve the whole North Arlington market.\u201d<\/p>\n<p>New tenants are signing leases, though Montesi declined to name specific brands. He said several Dallas-Fort Worth favorites and national retailers have expressed interest.<\/p>\n<p>Earlier versions of the redevelopment included plans for hotels and multifamily apartments. Those components were removed because of market conditions, resulting in a leaner project with fewer retail spaces but a stronger emphasis on destination appeal.<\/p>\n<p>\u201cIt\u2019s going to be a complete transformation,\u201d Montesi said. \u201cYou literally won\u2019t recognize any piece of it when we\u2019re done.\u201d<\/p>\n<p>Final design plans are expected to be submitted to the city by the end of June. The project&#8217;s construction is slated for completion by the end of 2027. Shops will begin opening in 2028.<\/p>\n<p>If successful, the redevelopment could reshape a highly visible corridor near Dallas Cowboys territory and reposition Lincoln Square as a front door to North Arlington.<\/p>\n","protected":false},"excerpt":{"rendered":"Arlington leaders approved incentives as the long-awaited redevelopment project near AT&amp;T Stadium and I-30 moves forward.
