Lubbock has not had that same level of construction, so prices have not been pushed downward.<\/p>\n<p>Steady Demand From Students<\/p>\n<p data-start=\"1630\" data-end=\"1764\">With Texas Tech University driving consistent rental demand, there is always a steady stream of renters, especially for smaller units.<\/p>\n<p>Already Affordable Prices<\/p>\n<p data-start=\"1796\" data-end=\"1883\">Lubbock rents started lower than most cities, so there is less room for dramatic drops.<\/p>\n<p>The Bigger Picture Across Texas<\/p>\n<p data-start=\"1921\" data-end=\"1990\">Across the country and in parts of Texas, rents are starting to cool.<\/p>\n<p data-start=\"2124\" data-end=\"2217\">Even with those declines, rent is still significantly higher than it was before the pandemic.<\/p>\n<p>What Renters in Lubbock Should Expect Next<\/p>\n<p data-start=\"2266\" data-end=\"2331\">For now, Lubbock appears to be in a stable but not falling phase.<\/p>\n<p data-start=\"2333\" data-end=\"2349\">What that means:<\/p>\n<p data-start=\"2352\" data-end=\"2397\">You probably will not see major price drops<\/p>\n<p data-start=\"2400\" data-end=\"2433\">You also may not see big spikes<\/p>\n<p data-start=\"2436\" data-end=\"2518\">More listings and slight flexibility could give renters better negotiating power<\/p>\n<p>My best advice<\/p>\n<p data-start=\"2536\" data-end=\"2661\">If you are in a situation that allows you to be patient and calm in the choice of your next rental (that is: wait until the right thing comes along), do so! Many people have overpaid simply because they took the first thing that came along.
