A long-planned development along one of Plano\u2019s busiest corridors is moving forward with a new direction. Rosewood Property Company received zoning approval from the Plano City Council for Heritage Creekside, a 156-acre mixed-use development located near the intersection of U.S. 75 and the President George Bush Turnpike.<\/p>\n
The approval, granted March 23 following earlier support from the\u00a0Plano\u00a0Planning & Zoning Commission, clears the way for the next phase of the master-planned community, with further development expected to begin later this year.<\/p>\n
The updated plan shifts strategy, prioritizing residential living and experiential retail over the office-heavy concepts originally envisioned more than a decade ago.<\/p>\n
Adapting To A Changing Market<\/p>\n
According to Rosewood Property Company leadership, the revised approach comes after years of marketing undeveloped portions of the site for traditional office use.<\/p>\n
\u201cAfter more than a decade of marketing for office development at Heritage Creekside, we\u2019ve taken a fresh look at the market and are evolving the undeveloped land to better meet the needs of today\u2019s residents and businesses,\u201d said Tim Harris, senior vice president at Rosewood Property Company.<\/p>\n
The new plan focuses on creating a destination-oriented environment centered around entertainment, restaurants and neighborhood retail within a walkable design. By emphasizing residential development alongside experiential offerings, the project reflects shifting demand across North Texas, where mixed-use communities increasingly prioritize lifestyle amenities alongside employment space.<\/p>\n
A Walkable Mixed-Use Community<\/p>\n
Heritage Creekside is planned as a live-work-play environment that blends housing, retail and office space into a cohesive neighborhood setting.<\/p>\n
Plans call for multifamily apartments, several hundred single-family homes and townhomes, neighborhood-serving retail and restaurant concepts, and a corporate office component along Custer Road. The development could ultimately include up to 300,000 square feet of office space.<\/p>\n
Existing businesses already operating within Heritage Creekside \u2014 including Taco Joint, Pax & Beneficia, Flying Fish, Rodeo Goat, Crossroads Diner and Orangetheory Fitness \u2014 have helped establish a neighborhood-focused foundation that serves both nearby residents and visitors.<\/p>\n

Residential Growth Already Underway<\/p>\n
Residential development is already taking shape within Heritage Creekside. The Ludlow, a 326-unit apartment community located at 601 Belpree Drive, opened in 2023 as part of the broader master plan. Developed in partnership with MetLife Investment Management, the four-story property marked one of the first major residential components of the project.<\/p>\n
Rosewood\u2019s second multifamily community at the site, The Buckley, is nearing completion at 600 Kissimmee Drive. The four-story midrise has begun leasing and includes 338 apartment homes ranging from studio to three-bedroom layouts. Units feature high-end finishes such as Samsung stainless steel appliances, wood flooring, quartz countertops and designer backsplashes.<\/p>\n
