Mayor Baine Brooks said the project \u201caligns perfectly\u201d with Allen\u2019s long-term vision.<\/p>\n<p>\u201cThe location &#8230; makes it a natural gateway into our city,\u201d Brooks said in an email. \u201cThat intersection has been planned for mixed-use and employment development for more than 20 years, and Sloan Corners helps bring that vision to life.\u201d<\/p>\n<p>The full story<\/p>\n<p>The Billingsley Company, which bought the project site in 2021, is currently planning for up to 4,000 apartments, up to 100,000 square feet of retail space and more than 6 million square feet of office space in <a href=\"https:\/\/www.cityofallen.org\/\" rel=\"nofollow noopener\" target=\"_blank\">Allen<\/a>, according to its website.<\/p>\n<p>Billingsley said the development firm is \u201call in\u201d on its latest mixed-use project. The company has developed several mixed-use projects across Dallas-Fort Worth including <a href=\"https:\/\/www.billingsleyco.com\/master-planned-communities\/cypress-waters\/\" rel=\"nofollow noopener\" target=\"_blank\">Cypress Waters<\/a> in Dallas and <a href=\"https:\/\/www.billingsleyco.com\/master-planned-communities\/grapevine-mills-crossing\/\" rel=\"nofollow noopener\" target=\"_blank\">Grapevine Mills Crossing<\/a> in Grapevine.<\/p>\n<p>\u201cWe have been building for over a year on our first multifamily development, the park area, restaurant area,\u201d Billingsley said. \u201cOur first residents have recently moved in.\u201d<\/p>\n<p>The development\u2019s first phase included construction of luxury apartment community <a href=\"https:\/\/www.hartwoodapts.com\/?gad_source=1&amp;gad_campaignid=22919442424&amp;gbraid=0AAAABA8-HtW_jWNYgCow-9HJUKjPhRMVk&amp;gclid=CjwKCAjwhLPOBhBiEiwA8_wJHCPjpHhVDYxiE2PZuqzHUVQZtmdU6j-GZxmitcD1ePwCWHfK1jMrORoCEfEQAvD_BwE\" rel=\"nofollow noopener\" target=\"_blank\">Hartwood at Sloan Corners<\/a> as well as <a href=\"https:\/\/www.sloancorners.com\/bravo-park\/\" rel=\"nofollow noopener\" target=\"_blank\">Bravo Park<\/a>, a 30-acre park that\u2019s now partially open to the public with the rest expected to open soon, Billingsley Vice President of Marketing Carey Morgan said.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" alt=\"\" height=\"2055\" src=\"https:\/\/communityimpact.com\/uploads\/images\/2026\/04\/02\/418073.jpg\" class=\"include_body\" onerror=\"this.src=\" width=\"1944\"\/><\/p>\n<p>Construction on the second phase started in March, Billingsley said. Development officials are also planning to develop more retail along SH 121 as part of the project. Sloan Corners\u2019 retail aspect will act as the \u201cheart of the project,\u201d she said.<\/p>\n<p>One of the restaurants slated for the project, <a href=\"https:\/\/www.mexbars.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Mexican Bar Company<\/a>, broke ground this spring and is expected to open in August, owner Brian Dunne said. The restaurant\u2019s patio will overlook a 2-acre pond and multiacre park.<\/p>\n<p>\u201cIt\u2019s going to be a lot more than just a restaurant, a lot more than just development,\u201d Dunne said. \u201cIt\u2019s going to be an all-encompassing space, and we\u2019re beyond excited to get these doors open.\u201d<\/p>\n<p>The impact<\/p>\n<p>\u201cThe transformative nature of the project will be really driven by job creation,\u201d he said. \u201cIt\u2019s going to be our opportunity to land a big corporate relocation.\u201d<\/p>\n<p>When fully built out, Sloan Corners will bring more than 30,000 jobs to the area, Brooks said. The project will also create tax revenue that can help cover city costs, such as infrastructure and maintenance, which eases the property tax burden on residents, Bowman said. In the 30 years following the opening of Sloan Corners, the development is expected to generate $271 million across multiple types of tax revenue, including sales tax, property tax and hotel occupancy tax, according to a financial analysis by analytics firm Stein Planning.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-tx\/wp-content\/uploads\/2026\/04\/1775169266_175_thumbnail.jpeg\" width=\"100%\" alt=\"visualization\"\/>In January, <a href=\"https:\/\/www.cityofallen.org\/government\/city_council\/index.php\" rel=\"nofollow noopener\" target=\"_blank\">Allen City Council<\/a> unanimously approved a 10-year <a href=\"https:\/\/communityimpact.com\/dallas-fort-worth\/allen\/development\/2026\/01\/30\/sloan-corners-moves-forward-following-10-year-economic-incentive-agreement-with-allen\/\" rel=\"nofollow noopener\" target=\"_blank\">economic development incentive agreement<\/a> with Billingsley Company for the construction of the project. This agreement allows 50% of taxes on construction materials to go toward the city of Allen, AEDC and the Allen Community Development Corp.<\/p>\n<p>In exchange for bringing in additional revenue to the city, Allen officials are giving the developer a 50% rebate on the sales and use taxes for the construction materials, according to city documents.<\/p>\n<p>The project will also implement needed infrastructure improvements, such as road repairs, as the city approaches build-out, Bowman said. Sloan Corners is also part of a larger trend of significant growth along SH 121, he said.<\/p>\n<p>\u201c[SH] 121 is maybe 8% of our city mass, but that area and that corridor represents a very disproportionate amount of our commercial growth,\u201d Bowman said.<\/p>\n<p>In addition to economic benefits, the development includes Bravo Park, an \u201camenity-rich park\u201d with walking trails, a pond, pickleball courts and dog parks, Billingsley said.<\/p>\n<p>\u201cWhat we want to do is is have a great place with a lot of exciting retail,\u201d Billingsley said. \u201cIf you\u2019ve got residences, parks, retail, then office can come.\u201d<\/p>\n<p><img decoding=\"async\" alt=\"\" src=\"https:\/\/communityimpact.com\/uploads\/images\/2026\/04\/02\/418084.jpg\" class=\"include_body\" onerror=\"this.src=\"\/><\/p>\n<p>What they\u2019re saying<\/p>\n<p>\u201cThis property will generate three or four times as much tax [revenue] as another commercial retail strip center,\u201d Bowman said.\u201cThe public domain is just hugely important,\u201d Billingsley said. \u201cIf you do that right and if you get great amenities for people, the rest of it\u2019s pretty easy.\u201d\u201cIt will create opportunities for people to work close to home and give residents and visitors even more places to gather and enjoy everything Allen has to offer,\u201d Brooks said.Diving deeper<\/p>\n<p>Construction has been underway for more than a year on the project\u2019s first multifamily phase, with its first residents moving in last December. The residential component of the project joins the over 10,000 multifamily units currently located in Allen.<\/p>\n<p>\u201cWe\u2019re continuing to finish up that first phase, which is &#8230; about 500 [multifamily] units,\u201d Billingsley said. \u201cWe\u2019ve already launched construction on our second phase, which will be bringing in close to 700 units.\u201d<\/p>\n<p>Adding multifamily homes to the city through this project has the potential to add more density to the city than if the land were used for single-family homes. As of 2026, Allen land mass is 92% developed.<\/p>\n<p>\u201cWe\u2019ve got limited land left to develop, and this is at the most significant highway intersection, potentially one of the most significant in all of North Texas, but certainly in Allen,\u201d Bowman said.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/28128609\/thumbnail\" width=\"100%\" alt=\"visualization\"\/><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-tx\/wp-content\/uploads\/2026\/04\/1775169267_693_thumbnail.jpeg\" width=\"100%\" alt=\"visualization\"\/>Looking ahead<\/p>\n<p>Construction of Sloan Corners will eventually stretch into Fairview where apartment construction is expected to start next year, Billingsley said.
