\t\t\t\t\t\t\tA planned Prologis<\/a> industrial development along the Brushy Creek corridor in Cedar Park is moving forward as demand grows for logistics and manufacturing space in the northwest Austin region.<\/p>\n

What we know<\/p>\n

Prologis\u2019 Northwest Depot project<\/a>, located near US 183 with access to I-35 and MoPac, spans about 75 acres and is expected to bring roughly 786,000 square feet of industrial space across multiple buildings.<\/p>\n

The project will be developed in phases, with Phase I expected to include Buildings A-C and Phase II and future phases delivered based on tenant demand.<\/p>\n

The site has completed predevelopment work and is \u201cready to break ground,\u201d meaning construction could begin once tenants are secured, according to a representative of the company.<\/p>\n

The development is designed to accommodate various uses, including e-commerce, third-party logistics, light manufacturing, and regional distribution businesses.<\/p>\n

\u201cNorthwest Depot is well suited for a mix of users … that depend on superior highway access and a skilled local workforce,\u201d Whitney Williamson, Prologis vice president and market officer, said in a written interview with Community Impact.<\/p>\n

Williamson said Prologis selected the Cedar Park location due to a strong market opportunity, including employment growth and a limited supply of this type of development in the northwest Austin submarket. The site also has access to major transportation corridors, she said.<\/p>\n

\u201cCedar Park, in particular, has seen significant demand growth driven by population and employment expansion, low industrial vacancy and limited existing supply,\u201d Williamson wrote.<\/p>\n

Because the site has cleared predevelopment, Prologis expects Phase I buildings could be delivered within about 12 months, depending on final tenant specifications, while the full project will be built out over multiple years.<\/p>\n

What else?<\/p>\n

Cedar Park officials say the development reflects broader growth trends and helps address a gap in available industrial space.<\/p>\n

\u201cWe\u2019re glad to be working with [Prologis]. That gives us a chance to really pitch this site to companies and let them know [this] site could have them up and running if they need to come in and build something more customized, versus going into a speculative development that\u2019s already up,\u201d said Arthur Jackson, the city\u2019s chief economic development officer.<\/p>\n

Jackson said the project will help the city compete for companies that need flexible or custom-built space.<\/p>\n

At full buildout, the development could support hundreds of jobs, with the potential to exceed 1,000 jobs if higher-density users occupy the space, though totals will depend on the types of companies that ultimately locate there, Jackson said.<\/p>\n
