According to a CBRE listing, the property at 4400 N. Lamar Blvd. and the adjacent lot at 4420 N. Lamar Blvd., where the Chili\u2019s operates, are both on the market.<\/p>\n

AUSTIN, Texas \u2014 Two busy retail lots at the corner of North Lamar Boulevard and West 45th Street \u2013 home to an iconic Chili\u2019s, a Starbucks and other shops \u2013 are now on the market. \u00a0<\/p>\n

The Chili\u2019s at 45th and Lamar, which has gained internet fame through Reddit threads and jokes, is among two properties newly listed for sale.\u00a0<\/p>\n

According to a CBRE listing<\/a>, the properties at 4400 N. Lamar Blvd. and 4420 N. Lamar Blvd., where the Chili\u2019s operates, are both available. The listing notes that the Chili\u2019s property includes a ground lease and can be sold together or separately from the neighboring lot. \u00a0<\/p>\n

The Chili’s at 45th and Lamar has become a quirky symbol of Austin pride. Mayor Kirk Watson even proclaimed April 5, 2024, as \u201cChili\u2019s at 45th and Lamar Day\u201d<\/a> to honor its place in local lore. \u00a0<\/p>\n

CBRE officials\u00a0told the Austin Business Journal\u00a0<\/a>that the Chili\u2019s site has a long-term ground lease that runs through 2029, with no renewal options. \u00a0<\/p>\n

Next door sit a Starbucks and Chipotle, rounding out one of North Lamar\u2019s busiest corners. While CBRE did not include a sale price, Travis Central Appraisal District records show the Chili\u2019s site is appraised at $3.64 million and the adjacent property at 4400 N.
