{"id":238350,"date":"2026-04-07T06:24:24","date_gmt":"2026-04-07T06:24:24","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-tx\/238350\/"},"modified":"2026-04-07T06:24:24","modified_gmt":"2026-04-07T06:24:24","slug":"hutto-extends-public-hearing-for-prairie-winds-pid-funding-plan","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-tx\/238350\/","title":{"rendered":"Hutto extends public hearing for Prairie Winds PID funding plan"},"content":{"rendered":"<p>\t\t\t\t\t\t\tHutto City Council has extended a public hearing for a proposed assessment tied to Improvement Area No. 2 of the <a href=\"https:\/\/communityimpact.com\/austin\/pflugerville-hutto\/development\/2025\/02\/21\/hutto-pushes-forward-funding-for-public-improvement-district\/\" rel=\"nofollow noopener\" target=\"_blank\">Prairie Winds Public Improvement District<\/a> for a second time.<\/p>\n<p>The public hearing\u2014which is helping officials develop a plan to fund the infrastructure needed for the next phase of development\u2014will continue during the next regular Hutto City Council meeting April 16, according to city documents.<\/p>\n<p>What we know<\/p>\n<p>Improvement Area No. 2 spans approximately 62 acres and is planned for 192 single-family homes. It would fund certain public improvement projects\u2014such as roads, sidewalks, water and wastewater lines and drainage infrastructure\u2014through operations and maintenance assessments on property owners, according to the city\u2019s amended and restated service and assessment plan.<\/p>\n<p>Delayed action comes in the wake of city officials citing reports that some buyers and Realtors are struggling to obtain documents that clearly explain what PID assessments are and the available payoff options for homeowners.<\/p>\n<p>\u201cThat was really concerning to me,\u201d Hutto City Council member Peter Gordon <a href=\"https:\/\/communityimpact.com\/austin\/pflugerville-hutto\/government\/2026\/02\/06\/hutto-advances-prairie-winds-funding-plan-sets-march-hearing\/\" rel=\"nofollow noopener\" target=\"_blank\">said during a Feb. 5 meeting<\/a>. \u201cWhen we developed this PID financing agreement, we made it clear we wanted to be ultra-transparent with homebuyers because they are paying the equivalent of a tax rate [three times higher.]\u201d<\/p>\n<p>Zooming in <\/p>\n<p>Assessment payments are expected to vary between the 45-, 50- and 60-foot lots and range from about $29,000 to $42,000 per home\u2014costs that would be repaid over an extended period and would be in addition to standard property taxes.
