Construction was underway for more than 200 homes in a Magnolia community that was expected to have nearly 5,000 homes at completion.\u00a0<\/p>\n<p>Jason Fochtman\/Staff photographer<\/p>\n<p>For years, the Houston area\u2019s growth as a region has been defined by <a href=\"https:\/\/www.houstonchronicle.com\/news\/houston-texas\/article\/houston-population-suburbs-census-19747944.php\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">the continued expansion of its suburbs<\/a>, which consistently <a href=\"https:\/\/www.houstonchronicle.com\/news\/houston-texas\/article\/texas-county-growth-map-22187733.php\" data-link=\"native\" rel=\"noopener nofollow\" target=\"_blank\" class=\"\">rank among the fastest-growing areas in the country<\/a>.<\/p>\n<p>That <a href=\"https:\/\/www.houstonchronicle.com\/news\/houston-texas\/article\/houston-census-population-immigration-22080175.php\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">continued to hold true last year<\/a>. Waller County\u2019s population increased by 5.7% \u2014 the second-highest rate in America. Montgomery and Fort Bend counties were both in the top 10 for raw population growth.\u00a0<\/p>\n<p>Yet even Houston\u2019s booming suburbs weren\u2019t completely immune to national trends that caused <a href=\"https:\/\/www.census.gov\/newsroom\/press-releases\/2026\/2025-popest-metro-micro-counties.html\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">sluggish growth or outright population declines in 80% of American counties<\/a> that had grown the previous year.<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>Houston\u2019s suburbs are still growing, but not at their usual pace. \u00a0<\/p>\n<p class=\"MM_onlineOnly\" title=\"CCI Online Only\">SLOWING GROWTH: <a href=\"https:\/\/www.houstonchronicle.com\/news\/houston-texas\/census\/article\/immigration-census-trump-population-21316043.php\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">Texas led U.S. in population growth in 2025, but gains slowed amid Trump immigration crackdown<\/a><\/p>\n<p>The <a href=\"https:\/\/www.census.gov\/data.html\" data-link=\"native\" rel=\"noopener nofollow\" target=\"_blank\" class=\"\">latest census figures<\/a> illustrate the difficulty of predicting Houston\u2019s future amid a <a href=\"https:\/\/www.houstonchronicle.com\/news\/houston-texas\/immigration\/article\/2025-trump-immigration-houston-stories-21168449.php\" data-link=\"native\" rel=\"noopener nofollow\" target=\"_blank\" class=\"\">historic immigration crackdown<\/a> and fewer domestic movers from elsewhere in the country. Whether the Houston area can withstand external forces that are hindering growth in other major cities across the country will define the region\u2019s direction for years to come.\u00a0<\/p>\n<p>\u201cThe post-pandemic years were this period of high growth that wasn\u2019t going to be sustained, so this is bringing us closer to our pattern before the pandemic,\u201d said Holly Heard, senior vice president of research at the Greater Houston Partnership. \u201cSo this might be considered coming back down to earth, but if you\u2019re comparing the Houston metro to other metros in the rest of the country, we\u2019re still ahead of the game.\u201d\u00a0<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>Suburbs&#8217; shifting trends<\/p>\n<p>Apart from Waller County, every county in the greater Houston area grew less in 2025 than in 2024, as fewer people <a href=\"https:\/\/www.houstonchronicle.com\/news\/houston-texas\/article\/houston-population-immigration-trump-21163230.php\" data-link=\"native\" rel=\"noopener nofollow\" target=\"_blank\" class=\"\">moved to the region from both the rest of the country and the rest of the world<\/a>. \u00a0<\/p>\n<p>\u201cWe saw a pretty dramatic decline in international migration,\u201d said Texas Demographer Lloyd Potter. \u201cAnd domestic migration didn\u2019t really pick up either to address the balance.\u201d\u00a0<\/p>\n<p><a href=\"https:\/\/www.houstonchronicle.com\/news\/houston-texas\/article\/houston-population-immigration-trump-21163230.php\" data-link=\"native\" rel=\"noopener nofollow\" target=\"_blank\" class=\"\">Compared with the city of Houston<\/a>, the suburbs will likely be somewhat insulated from further declines in international migration caused by President Donald Trump\u2019s immigration crackdown.\u00a0Last year, immigration accounted for just 19% of suburban Houston\u2019s population gains, whereas in Harris County, immigration was the primary driver of growth.<\/p>\n<p>The suburbs, traditionally, have been more reliant on domestic migration \u2014 or the movement of people within the United States. But data shows that domestic migration has been gradually declining for several years as well, not just to the Houston area but to Texas as a whole.\u00a0<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>The greater Houston area, encompassing both Harris and suburban counties, netted just over 7,000 residents from domestic migration last year, a drop of nearly 83% from its gains in 2023. Some experts don\u2019t expect it to significantly increase anytime soon.\u00a0<\/p>\n<p>\u201cDomestic migration is down across the country for a number of reasons,\u201d said Pia Orrenius, a labor economist and vice president of the Federal Reserve Bank of Dallas. \u201cWe\u2019re getting to really low levels of domestic migration &#8230; so I don\u2019t see that it would pick up.\u201d<\/p>\n<p>Greater Houston is still drawing more movers than every metropolitan area except for Phoenix, Dallas and Minneapolis. The Chicago metro, for example, lost over 33,000 people to domestic migration. New York and Los Angeles both lost more than 100,000. \u00a0<\/p>\n<p>Domestic migration to Houston has historically been linked to job growth, which is down across the country, according to researchers at the Greater Houston Partnership. The county <a href=\"https:\/\/www.houstonchronicle.com\/news\/houston-texas\/article\/houston-population-immigration-trump-21163230.php\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">is entirely reliant on international immigration<\/a> and childbirths to balance the losses of thousands of residents every year.\u00a0<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>Last year, immigration to Harris County declined by 40,000 people, and the county\u2019s overall growth was less than half of what it was in 2024. Despite the slowdown, Harris County led the nation in raw population growth.\u00a0<\/p>\n<p>Other major metropolitan counties, including Dallas County and historic immigrant strongholds such as Miami-Dade and Los Angeles counties, saw their overall populations decline. \u00a0<\/p>\n<p>\u201cWe\u2019ve talked about that trend of people moving out to the suburbs, but really Houston stands out in that the central area is continuing to grow at a healthier pace than what we see elsewhere,\u201d Baker said.\u00a0<\/p>\n<p class=\"MM_onlineOnly\" title=\"CCI Online Only\">LOCAL FOCUS: <a href=\"https:\/\/www.houstonchronicle.com\/news\/houston-texas\/article\/houston-census-population-immigration-22080175.php\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">Houston, Harris County led U.S. population growth, but gains slowed amid Trump immigration crackdown<\/a><\/p>\n<p>Questions remain, however, about how long the urban core will continue growing in the short term, given the restrictions on new immigrants coming into the country under the Trump administration.<\/p>\n<p>\u201cHouston has been the number one destination during the surge in migration between 2021 and 2024, so that\u2019s what really pushed the numbers up,\u201d Orrenius said. \u201cBut that\u2019s also what\u2019s going to make Houston vulnerable to this decline in international migration, because that\u2019s what\u2019s going to fall away.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"Homes in the Audubon subdivision are seen in January 2023 in Magnolia.
