{"id":243411,"date":"2026-04-10T10:05:14","date_gmt":"2026-04-10T10:05:14","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-tx\/243411\/"},"modified":"2026-04-10T10:05:14","modified_gmt":"2026-04-10T10:05:14","slug":"new-25-acre-retail-development-planned-in-calallen-with-academy-longhorn-steakhouse-olive-garden","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-tx\/243411\/","title":{"rendered":"New 25-acre retail development planned in Calallen with Academy, LongHorn Steakhouse, Olive Garden"},"content":{"rendered":"<p>A 25-acre retail development in Calallen will bring major chains including Academy, Olive Garden and LongHorn Steakhouse by early 2027.<\/p>\n<p>CORPUS CHRISTI, Texas \u2014 A major commercial development is moving forward in Calallen, with construction already underway on a 25-acre shopping center near Interstate 69.<\/p>\n<p>RELATED: <a href=\"https:\/\/www.kiiitv.com\/article\/news\/local\/corpus-christi-mayor-removal-hearing-letter-april-2026\/503-6c18a8c1-effe-414c-80ad-2af5f2e611ca\" class=\"cms__embed-related-story__link\" rel=\"nofollow noopener\" target=\"_blank\">Mayor\u2019s attorney urges Corpus Christi City Council members to halt removal hearing process<\/a><\/p>\n<p>The project, located along the Northwest Boulevard and Leopard Street corridor in northwest Nueces County, is expected to bring several national retailers and restaurants to the area within the next year.<\/p>\n<p>Plans for the site include an Academy Sports and Outdoors, a LongHorn Steakhouse and a new Olive Garden location \u2014 which would be the Coastal Bend\u2019s third.<\/p>\n<p>Construction on the Olive Garden is scheduled to begin in June, with completion expected by February 2027.<\/p>\n<p>City leaders say the development is part of a broader effort to expand retail options and attract more shoppers to Corpus Christi.<\/p>\n<p>\u201cThe city usually goes through and does a master plan \u2026 it helps developers know what the city is looking at, and it sparks development,\u201d said Corpus Christi City Councilman Everett Roy. \u201cIn this case, that\u2019s exactly what happened.\u201d<\/p>\n<p>Roy said the area has become increasingly attractive to developers following recent additions like Walmart and Hobby Lobby.<\/p>\n<p>He added that bringing in shoppers from surrounding communities is a key priority.<\/p>\n<p>\u201cThey can go to Portland, they have choices,\u201d Roy said. \u201cGetting them into the Corpus Christi area is really good for us. It\u2019s good for our sales tax.\u201d<\/p>\n<p>City officials say the impact could extend beyond Calallen, potentially drawing visitors into other parts of the city.<\/p>\n<p>\u201cOnce they\u2019re in the area, then the next step is, \u2018Hey, while we\u2019re here, let\u2019s go downtown,\u2019\u201d Roy said.<\/p>\n<p>Still, Roy acknowledged concerns about increased traffic, particularly along County Road 624 and the Northwest Boulevard\u2013Leopard Street corridor, which already sees heavy congestion.<\/p>\n<p>The development will mark the third Academy location in the Coastal Bend and the second LongHorn Steakhouse in the area.
