One of the world\u2019s largest alternative asset managers wants in on suburban\u00a0<a href=\"https:\/\/www.dallasnews.com\/business\/retail\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">Texas shopping malls<\/a>.<\/p>\n<p>Whitestone REIT, a Texas retail real estate firm with a large presence in Dallas-Fort Worth, is being acquired by Los Angeles investment giant Ares Management.\u00a0<\/p>\n<p>The deal, announced in a filing with the U.S. Securities and Exchange Commission Thursday, will see the Houston-based company go private and merge with certain Ares real estate funds for $1.7 billion cash, representing a 26.5% premium on Whitestone&#8217;s last unaffected share price. The merger is expected to close in the third quarter of this year and has received unanimous approval from Whitestone\u2019s board.\u00a0<\/p>\n<p>Whitestone owns more than 1 million leasable square feet total in the Dallas-Fort Worth area, primarily made up of suburban retail developments. Its 11 local properties include <a href=\"https:\/\/www.dallasnews.com\/business\/real-estate\/2019\/12\/11\/irving-shopping-center-sells-to-investor\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">Las Colinas Village in Irving<\/a>, Headquarters Village in Plano, and Eldorado Plaza, <a href=\"https:\/\/www.dallasnews.com\/business\/retail\/2025\/05\/03\/trader-joes-picks-spot-for-new-store-in-collin-county\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">home to McKinney\u2019s Trader Joes<\/a>. In total, Whitestone owns 56 properties across the Dallas, Austin, San Antonio, Houston and Phoenix areas.\u00a0<\/p>\n<p>\u201cWe believe Whitestone has shown the value of high-return smaller spaces occupied by a well-diversified mix of tenants. Our investment strategy is designed to allow businesses to fuel connection and convenience within thriving, dynamic communities. We believe this transaction with Ares is a testament to the value that strategy has created for our business and, ultimately, for our shareholders,\u201d said Whitestone CEO Dave Holeman <a href=\"https:\/\/ir.aresmgmt.com\/news\/whitestone-reit-to-be-acquired-by-ares-for-dollar17-billion\/23f560f3-d09b-4680-84f9-692c6effb29a\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">in a release<\/a>.\u00a0<\/p>\n<p>Ares is one of the largest alternative asset managers in the world, with more than $600 billion in assets under management and 4,200 employees globally. Other private equity firms including Blackstone and TPG were also interested in acquiring Whitestone, <a href=\"https:\/\/www.reuters.com\/sustainability\/sustainable-finance-reporting\/whitestone-reit-attracts-takeover-interest-faces-proxy-fights-sources-say-2026-03-05\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">Reuters reported in March<\/a>, as the real estate firm faced activist investor pressure to go private.<\/p>\n<p>\u201cWhitestone\u2019s portfolio provides an attractive opportunity to further diversify Ares Real Estate\u2019s footprint with necessity-based retail centers in high-demand, supply-constrained metro regions across Arizona and Texas,\u201d said David Roth, global head of real estate strategy and growth in Ares Real Estate. \u201cThis transaction reflects our high conviction in New Economy real estate as today\u2019s consumers are increasingly seeking convenient experiences for their grocery, pharmacy, healthcare, fitness and dining needs.\u201d<\/p>\n<p>Ares\u2019 stock price is down around 40% from early 2026 highs, a pricing trend reflected in shares of other alternative asset managers. The industry is dealing with fears from investors that its significant software holdings are exposed to AI disruption.<\/p>\n<p>Thus, Ares acquisition of Whitestone and similar real estate investments provides a lower-risk counterbalance by betting not on industry cycles but the steady demographic growth of booming areas like Dallas\u2019 suburbs \u2014 especially as land itself becomes scarce. For example, while <a href=\"https:\/\/www.dallasnews.com\/news\/texas\/2026\/03\/31\/north-texas-suburb-led-nation-growth-census\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">Collin County added more people<\/a> from 2024 to 2025 than all but one county in America and Plano is down to <a href=\"https:\/\/www.dallasnews.com\/news\/education\/2025\/09\/24\/plano-seeks-input-on-the-future-of-closed-school-campus-sites-heres-how-to-weigh-in\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">less than 5% undeveloped land<\/a>.\u00a0<\/p>\n","protected":false},"excerpt":{"rendered":"Forget AI.
