{"id":249248,"date":"2026-04-14T14:01:08","date_gmt":"2026-04-14T14:01:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-tx\/249248\/"},"modified":"2026-04-14T14:01:08","modified_gmt":"2026-04-14T14:01:08","slug":"77-8-million-apartment-community-coming-to-grandscape-local-profile","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-tx\/249248\/","title":{"rendered":"$77.8 Million Apartment Community Coming To Grandscape &#8211; Local Profile"},"content":{"rendered":"<p class=\"dropcap\">A big change is underway at Grandscape as JPI officially breaks ground on Jefferson Grandscape II, a 277-unit apartment community set to rise along Nebraska Furniture Mart Drive in The Colony.<\/p>\n<p>Backed by a partnership with Nebraska Furniture Mart and financing support from QuadReal, the project carries a total cost of $77.8 million and adds to JPI\u2019s already extensive footprint across the Dallas-Fort Worth region.<\/p>\n<p>Building On Momentum In The Colony<\/p>\n<p>The new apartment, expected to open in January 2028, follows the success of the first Jefferson Grandscape phase. Jefferson Grandscape II also introduces a first for JPI locally \u2014 direct connectivity to an existing parking garage, a feature designed to streamline access for residents while making efficient use of space on site.<\/p>\n<p>\u201cAfter the success of our first phase, we\u2019re thrilled to return to Grandscape, where great restaurants, shops, and entertainment come together to create a lifestyle people actually want,\u201d said Mollie Fadule, chief financial and investment officer at JPI, in an official statement. \u201cThis project marks our 124th development in DFW, raising our total number of regional housing units to 44,714.\u201d<\/p>\n<p>Inside The Units<\/p>\n<p>The community will include a range of layouts, from studios to three-bedroom apartments, totaling 277 units. The breakdown includes 11 studios, 172 one-bedroom units, 86 two-bedroom apartments and eight three-bedroom homes.<\/p>\n<p><img decoding=\"async\" alt=\"screen-shot-2026-04-14-at-82324-am\" id=\"file-4358376\" src=\"https:\/\/www.newsbeep.com\/us-tx\/wp-content\/uploads\/2026\/04\/screen-shot-2026-04-14-at-82324-am.png;w=960.png\"\/>&#13;<br \/>\nPhoto: JPI&#13;<\/p>\n<p>Inside, the focus leans toward modern finishes and functionality. Each unit is planned with smart home technology, granite countertops, stainless steel appliances and wood-style flooring. Additional touches \u2014 like pendant lighting and spacious closets \u2014 round out the interiors, while select units will offer upgraded features such as mud rooms, walk-in pantries, dual vanities and private outdoor spaces.<\/p>\n<p>Amenities Designed For Daily Living<\/p>\n<p>Beyond the individual units, plans call for a sky lounge with an outdoor terrace, multiple courtyards with fire pits and a resort-style pool complete with sundecks and lounge seating.<\/p>\n<p>The location itself remains one of the project\u2019s biggest draws. Residents will be steps away from Grandscape\u2019s mix of restaurants, retail and entertainment options, with convenient access to the Sam Rayburn Tollway for commuting across North Texas.<\/p>\n<p>As construction gets underway, the second phase mirrors a much larger shift taking hold across North Texas, where high-traffic retail and <a href=\"https:\/\/www.localprofile.com\/lifestyle\/toca-social-brings-soccer-food-and-nightlife-together-at-grandscape-11774503\" rel=\"nofollow noopener\" target=\"_blank\">entertainment<\/a> districts are increasingly adding residential components.
