A more than 100-year-old brick building that was converted into office space in Dallas\u2019 West End neighborhood is for sale.<\/p>\n
Plano developer Granite Properties confirmed that Factory Six03, a 215,111-square-foot Class A office building at 603 Munger Ave. in downtown Dallas, is on the market. Paul Bennett, the firm\u2019s senior managing director, declined to provide additional details about why the firm is looking to offload the historic property.<\/p>\n
The property is 78% leased with tenants that include Sam\u2019s, Blue Cross Blue Shield and coworking space The Common Desk, according to LoopNet, an online listing platform for commercial properties.<\/p>\n
Factory Six03 is being marketed by Cushman & Wakefield. The Dallas Central Appraisal District most recently valued the property at $30 million for tax purposes. The property is listed on the National Register of Historic Places and is designated a city of Dallas landmark, according to the listing.<\/p>\n
The building was constructed in 1903 and purchased by Granite in 2015. The seven-story building was developed as the headquarters for Brown Cracker & Candy Co. The West End bakery and warehouse complex once housed more than 1,000 people making cookies, chocolate bonbons and peppermint sticks.<\/p>\n
It later became home to the Sunshine Biscuit Co., Home Furnishing Co. and West End Marketplace over the decades.<\/p>\n
It sat empty for a decade before Granite bought the property. The developer made more than $44 million in capital improvements as part of the redevelopment.<\/p>\n
Communications firm 46 Labs announced in recent weeks that it moved its headquarters to Factory Six03, taking 25,000 square feet that used to be the Sam\u2019s Club Innovation Center.<\/p>\n
