{"id":253360,"date":"2026-04-16T23:07:58","date_gmt":"2026-04-16T23:07:58","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-tx\/253360\/"},"modified":"2026-04-16T23:07:58","modified_gmt":"2026-04-16T23:07:58","slug":"single-family-housing-project-gets-greenlight-slated-for-2-acre-site-in-allen","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-tx\/253360\/","title":{"rendered":"Single-family housing project gets greenlight, slated for 2-acre site in Allen"},"content":{"rendered":"<p>\t\t\t\t\t\t\tSingle-family homes are coming to about 2 acres of land in<a href=\"https:\/\/www.cityofallen.org\/\" rel=\"nofollow noopener\" target=\"_blank\"> Allen.<\/a><\/p>\n<p><a href=\"https:\/\/www.cityofallen.org\/government\/city_council\/index.php\" rel=\"nofollow noopener\" target=\"_blank\">Allen City Council<\/a> members unanimously approved the rezoning of land at the northwest corner of Allen Heights Drive and Bethany Drive as a single-family residential zoning type at its <a href=\"https:\/\/actv.org\/internetchannel\/show\/4305?site=1\" rel=\"nofollow noopener\" target=\"_blank\">April 14 meeting<\/a>.<\/p>\n<p>This comes after the Allen Planning and Zoning Commission recommended approval for the requested change at its <a href=\"https:\/\/actv.org\/internetchannel\/show\/4293?site=1\" rel=\"nofollow noopener\" target=\"_blank\">March 17 meeting.<\/a><\/p>\n<p>The details<\/p>\n<p>The site\u2019s prior zoning is planned for agricultural and open space uses, Allen Senior Planner Kim Yockey said.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" alt=\"\" height=\"894\" src=\"https:\/\/communityimpact.com\/uploads\/images\/2026\/04\/16\/420143.png\" class=\"include_body\" onerror=\"this.src=\" width=\"1178\"\/>Allen City Council unanimously approved the rezoning of 2 acres at the northwest corner of Allen Heights Drive and Bethany Drive.This change enables the development of eight homes, city documents state. The proposed lots range from 6,000-7,900 square feet, per city documents. <\/p>\n<p>The concept plan includes an access point that aligns with <a href=\"https:\/\/www.cityofallen.org\/parksrec_business_detail_T91_R108.php\" rel=\"nofollow noopener\" target=\"_blank\">Bethany Lakes Park<\/a>, a northbound left-turn lane and an 8-foot masonry wall, Yockey said.<\/p>\n<p>The applicant is also proposing a minimum of roughly 0.2 acres of open space, including:<\/p>\n<p>At least five benchesAt least two playgroundsA drainage easementThe maximum density allowed in the zoning district is 5.2 dwelling units per acre, and the applicant is proposing 3.2 dwelling units per acre, Yockey said.<\/p>\n<p>Quote of note<\/p>\n<p>\u201cTo the developer, I want to say \u2018Thank you for believing in Allen,\u2019\u201d Mayor Baine Brooks said.<\/p>\n","protected":false},"excerpt":{"rendered":"Single-family homes are coming to about 2 acres of land in Allen.
