For the first time in my four months of visiting, it was easy to walk freely around the confines of the Cole Manor Motel, built 80 years ago along Harry Hines Boulevard for tourists who long, long ago abandoned the beleaguered motor court to the locals.<\/p>\n<p>A handful of cars \u2014 one, its driver\u2019s-side window replaced with tattered plastic \u2014 and a white van were parked in front of rooms whose doors are painted blue. A woman walked a small white dog with legs the color of rust. The woman stopped to speak for a moment, but asked that I put away the notepad and not use her name because she didn\u2019t want trouble. The 65-year-old said she has lived at the motel for four months, paying $375 each week.\u00a0<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>She said she grew up around the corner, on\u00a0Thurston Drive just off Empire Central Drive, and came back here when she lost her job and everything else. Her son had told her <a href=\"https:\/\/www.dallasnews.com\/opinion\/commentary\/2025\/12\/11\/wilonsky-famous-dallas-architects-motel-is-now-an-infamous-criminal-hub-on-harry-hines\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">Cole Manor was a dangerous place<\/a>, but she said it\u2019s just fine now, quiet enough, clean enough. The right place, for now, at the right price. She thanked God that the owners let her pay rent a little late whenever she can\u2019t scrape it together on time.\u00a0<\/p>\n<p>Before we parted, I asked if she knew the owners of Cole Manor had agreed to sell the place within the next four months \u2014 a revelation in court documents filed at the end of last week. No, she said. I asked if she knew they\u2019d agreed to tear it down if they could find no buyers. No, she said. I asked if she even knew <a href=\"https:\/\/www.dallasnews.com\/opinion\/commentary\/2025\/12\/11\/wilonsky-famous-dallas-architects-motel-is-now-an-infamous-criminal-hub-on-harry-hines\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">the city had sued the owners in April of last year<\/a>, alleging Cole Manor has long been used for the sale of drugs, weapons and sex. An owner whose attorney had denied the motel was a dangerous place agreed, unexpectedly, to part ways with it, one way or another. Bad things happened here. In February 2025, local and federal officers made five arrests and seized six guns,\u00a0fentanyl, crack and $20,000 in cash. Police say a 69-year-old woman was shot to death at Cole Manor. And in January, a 39-year-old man with a long history of felony charges sexually assaulted a child under 15.\u00a0<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>About a decade ago,\u00a0<a href=\"https:\/\/www.dallasobserver.com\/arts-culture\/an-intrepid-couple-explores-the-romantic-highs-of-dallas-lowest-motels-9136882\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">a Dallas Observer writer described Cole Manor<\/a> as \u201ca beacon of hopelessness \u2026 the kind of place you\u2019d sooner forget to pack your blow dryer than your gun.\u201d But these places are also stuffed with men, women and children for whom cheap, dilapidated motor courts serve as the last stop before the street.\u00a0<\/p>\n<p><img alt=\"At some point, the original Cole Manor Motel sign was replaced by the smaller yellow version now planted along Harry Hines Boulevard.\" loading=\"lazy\"   style=\"aspect-ratio:3 \/ 2\" class=\"x100 y100 opc bgpc ofcv bgscv block bg-gray200 mnh0px fill\"\/><\/p>\n<p>At some point, the original Cole Manor Motel sign was replaced by the smaller yellow version now planted along Harry Hines Boulevard.<\/p>\n<p>Daniel Carde\/Staff Photographer<\/p>\n<p>\u201cI\u2019m scandalized when I drive past these places,\u201d said Joe\u00a0Dingman, co-founder of the Catholic Housing Initiative, <a href=\"https:\/\/chidallas.org\/our-communities\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">which has converted several old motels into housing for the formerly homeless<\/a>. \u201cIt makes me feel terrible. I wouldn\u2019t wish anyone had to live at Cole Manor.\u201d<\/p>\n<p>The city usually encounters residents at these motels when the cops or coroner pay a visit. It took\u00a0<a href=\"https:\/\/www.dallasnews.com\/opinion\/commentary\/2019\/05\/02\/guilty-pleas-reveal-horrifying-picture-of-addict-s-paradise-in-nw-dallas-at-the-han-gil-hotel\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">kids from Coppell overdosing at the Han Gil Motel in northwest Dallas<\/a> before the feds raided the nightmare factory and it was shut down (and, eventually, <a href=\"https:\/\/www.dallasnews.com\/news\/commentary\/2020\/06\/04\/good-riddance-to-the-place-called-the-han-hell-where-drugs-and-death-were-dealt\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">torn down<\/a>).\u00a0<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>Sometimes, too, the city buys these hostile hostels and sends their residents back to the streets. That happened in 2008, when\u00a0<a href=\"https:\/\/www.dallasnews.com\/opinion\/commentary\/2017\/08\/22\/oh-look-here-s-the-vacant-lot-where-dallas-city-hall-flushed-5m-chasing-trinity-toll-road\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">the City Council spent $5 million to acquire the Delux Inn on Stemmons Freeway to build the Trinity toll road<\/a> before that project was eventually put out of its misery (and ours). And in February 2022, when <a href=\"https:\/\/www.dallasnews.com\/news\/politics\/2023\/11\/21\/dallas-hotel-meant-to-address-homelessness-sits-empty-as-evicted-residents-await-aid\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">the council OK\u2019d another $5 million for the TownHouse Suites on Independence Drive<\/a> that staffers have been trying to offload ever since.\u00a0<\/p>\n<p>These motels-turned-low-rent apartments aren\u2019t subject to the same code regulations and inspections,\u00a0<a href=\"https:\/\/www.dallascitynews.net\/chapter-27-revised-draft\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">debated endlessly and approved in 2016<\/a>, that demand accountability of apartment owners who let their properties fall into disrepute and disrepair. They\u2019re treated like any other business: After they get a certificate of occupancy, they\u2019re on their own. So the city only gets involved when it\u2019s too late \u2013 and in the case of Cole Manor, <a href=\"https:\/\/www.dallasnews.com\/opinion\/commentary\/2026\/01\/16\/wilonsky-judge-orders-notorious-cole-manor-motel-cleaned-up-neighbors-want-it-torn-down\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">after neighbors spent decades complaining of drug-dealing, prostitution and shootings<\/a>.<\/p>\n<p>Attorneys representing the city and the motel were scheduled to meet in court last week for a long-scheduled trial. But on April 9, a mediator sent a note to Judge Aiesha Richmond informing her \u201cthe matter has now been resolved.\u201d<\/p>\n<p>Yet there\u2019s no real resolution. If the current owners don&#8217;t find a taker for the motel, it may well end up in the landfill.<\/p>\n<p>Daniel Carde\/Staff Photographer<\/p>\n<p>A troubled present (and past)<\/p>\n<p>Mike Patel, president of Manor Hospitality\u00a0Corp., has owned the motel for 25 years, but not for much longer; whatever comes next, whether that\u2019s a sale or a bulldozer, Manor Hospitality will have its certificate of occupancy revoked within 120 days. The woman I met Wednesday knew none of this, because the agreement with the city says only that Patel has to give her notice \u201cat least 10 days prior to closing the property.\u201d New residents, however, have to be notified upon check-in.<\/p>\n<p>When reached Wednesday, Jill\u00a0Haning, deputy chief of the Litigation Division in the City Attorney\u2019s Office, said only, \u201cWe have entered into an agreement with the property owner that we expect will resolve the longstanding issues at the property. We will be closely monitoring the owner\u2019s compliance with the terms of the agreement.\u201d Because Patel still has a laundry list of code violations to address.<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>I never heard\u00a0back from Patel\u2019s attorney, Luke Beshara, who in December dismissed the city\u2019s allegations as \u201cunsubstantiated offenses that supposedly occurred and were somehow related to my client\u2019s property.\u201d Beshara\u2019s also tussling with the city over two other southern Dallas motels with different owners \u2013 <a href=\"https:\/\/citysecretary2.dallascityhall.com\/pdf\/PLAB\/2026\/Appellant&#039;s%20Exhibit%201%20040226.pdf\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">a Motel 6 on South R.L. Thornton Freeway<\/a> and <a href=\"https:\/\/maps.app.goo.gl\/nBsT4QopqTsMTZEv7\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">the Super 7 Inn on Independence Drive<\/a> mere steps from the TownHouse Suites. Those have both been deemed habitual criminal properties by city attorneys.<\/p>\n<p><a href=\"https:\/\/www.dallasnews.com\/opinion\/commentary\/2018\/12\/28\/dallas-history-lies-in-the-small-details-we-re-destroying-to-make-room-for-b-g-things\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">Local preservationists have also long been concerned about the fate of Cole Manor<\/a>, as it was designed by the architect, <a href=\"https:\/\/www.dilbeckconservancy.org\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">Charles Dilbeck<\/a>, also responsible for <a href=\"https:\/\/www.dallasnews.com\/opinion\/commentary\/2025\/08\/11\/wilonsky-why-west-dallas-belmont-hotel-needed-another-rebirth-thats-slow-in-coming\/\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">the still-shuttered Belmont Hotel in Oak Cliff<\/a> and numerous cherished and celebrated homes around town. Stories like that popped up in the papers every few years. By 1976, a front-page\u00a0Dallas Times Herald story counted Cole Manor among the victims of a suspected serial arsonist terrorizing Oak Lawn.
