On the entertainment side, Jerry Jones has turned the Dallas Cowboys into a year-round mixed-use destination, and Taylor Sheridan\u2019s modern Westerns are materializing into a record-setting development.<\/p>\n<p>Tapping into a cultural phenomenon can be an uncertain business. Dairy Queen\u2019s \u201cTexas Stop Sign\u201d slogan never really caught on, and Schlotzky\u2019s is now back to being a deli after trying out a few years as an \u201cAustin Eatery.\u201d<\/p>\n<p>But these TRD Top 100 wildcatters prove that striking a natural reserve of Texas spirit can yield a genuine <a href=\"https:\/\/www.tshaonline.org\/handbook\/entries\/spindletop-oilfield\" rel=\"nofollow noopener\" target=\"_blank\">Spindletop<\/a>. Here\u2019s how four of the state\u2019s top industry operators are building real estate empires on cowboys, beef and general Texicana.<\/p>\n<p>Buc-ee\u2019s<\/p>\n<p>Wide-open spaces are central to the Buc-ee\u2019s brand. With commodious bathrooms, walls of merch and a more or less constant stream of brisket, the beloved convenience store chain promises bottomless Friendly State hospitality.<\/p>\n<p>Accordingly, every Buc-ee\u2019s needs a good-sized plot of land \u2014 its stores average 60 preferably with not much else around it. Ever since the chain outgrew the Gulf Coast towns where it began, founder <a href=\"https:\/\/therealdeal.com\/people\/arch-beaver-aplin-iii\/\" rel=\"nofollow noopener\" target=\"_blank\">Arch \u201cBeaver\u201d Aplin III<\/a> has focused exclusively on exurban locations, clustering along the highways that form the Texas Triangle but avoiding the inner loops of San Antonio, Dallas\/Fort Worth and Houston.<\/p>\n<p>Due to Buc-ee\u2019s reliable customer pull, small-town governments generally compete to help the company increase its footprint \u2014 its stores average 60,000 square feet \u2014 hoping to increase tax revenue and boost local average wages. (Buc-ee\u2019s pays its employees well; entry-level positions often start at about $18 per hour, and store managers make six figures.) City councils around the South have courted Buc-ee\u2019s with infrastructure assistance, property tax reductions and even <a href=\"https:\/\/www.texasstandard.org\/stories\/bucees-tax-breaks-incentives-expansion\/\" rel=\"nofollow noopener\" target=\"_blank\">free land<\/a>, and the company has made these economic incentives a key part of its scouting process.<\/p>\n<p>H-E-B<\/p>\n<p>Founded in Kerrville by CEO <a href=\"https:\/\/therealdeal.com\/people\/charles-butt\/\" rel=\"nofollow noopener\" target=\"_blank\">Charles Butt<\/a>\u2019s grandmother, H-E-B has one of the <a href=\"https:\/\/www.foodandwine.com\/heb-top-grocery-chain-in-america-dunnhumby-report-11887995\" rel=\"nofollow noopener\" target=\"_blank\">most loyal consumer bases<\/a> of any grocery retailer in the country. Now headquartered in San Antonio, the chain has been carrying out a steady northward campaign for the past several years.\u00a0<\/p>\n<p><a href=\"https:\/\/therealdeal.com\/magazine\/national-september-2023\/how-h-e-b-rewrote-the-retail-playbook\/\" rel=\"nofollow noopener\" target=\"_blank\">H-E-B<\/a> crafted some of the industry\u2019s earliest grocery-anchored shopping centers. In addition, developers often select H-E-B to anchor residential and multifamily projects, counting on the store\u2019s cult appeal to boost demand for nearby living.<\/p>\n<p>The northernmost H-E-B store is in Melissa, one of several Collin County boomtowns. <a href=\"https:\/\/www.mysanantonio.com\/business\/article\/texas-bucees-heb-whataburger-21221623.php\" rel=\"nofollow noopener\" target=\"_blank\">Playing into the Texas hype<\/a>, the company bought the land in 2022 across from a newly opened Buc-ee\u2019s and plans to add a Whataburger to the retail development.<\/p>\n<p>The Dallas Cowboys<\/p>\n<p><a href=\"https:\/\/therealdeal.com\/people\/roger-staubach\/\" rel=\"nofollow noopener\" target=\"_blank\">The Hail Mary<\/a>. Thanksgiving Day games. The iconic Tom Landry. America\u2019s Team exudes a sense of myth that longtime team owner <a href=\"https:\/\/therealdeal.com\/people\/jerry-jones\/\" rel=\"nofollow noopener\" target=\"_blank\">Jerry Jones<\/a> spins into material value.\u00a0<\/p>\n<p>Despite a long championship drought, fan loyalty and general appeal have made the Cowboys <a href=\"https:\/\/www.forbes.com\/sites\/brettknight\/2025\/12\/18\/the-worlds-50-most-valuable-sports-teams-2025\/\" rel=\"nofollow noopener\" target=\"_blank\">the most valuable sports team in the world<\/a>, with a total worth of $13 billion, according to Forbes. Like Aplin, Jones capitalizes on the image of his business, and he\u2019s found local governments eager to accommodate his projects and join the Cowboys myth. Frisco offered Jones a $115 million incentives package to build The Star, a 91-acre mixed-use campus that includes the Cowboys organization headquarters as well as retail and hospitality space. While the Cowboys compete at a different stadium in Arlington, the football field at the Star hosts concerts, high school games and Cowboys practice camps, <a href=\"https:\/\/propmodo.com\/did-the-dallas-cowboys-crack-the-economic-development-code\/\" rel=\"nofollow noopener\" target=\"_blank\">attracting tourists year-round with the chance to meet the players<\/a>.\u00a0<\/p>\n<p>The team\u2019s game stadium got a generous government incentive as well. In 2004, the City of Arlington granted the Cowboys a $325 million incentives package financed by tax increases to build the team\u2019s venue, now named AT&amp;T Stadium.<\/p>\n<p>Cowboys iconography permeates most of Jones\u2019 high-profile projects. His company, Blue Star Land, developed Frisco\u2019s first gated, master-planned community, Starwood. Blue Star also developed the Star Trail master-planned community in Prosper and Star Creek in Allen.<\/p>\n<p>Taylor Sheridan<\/p>\n<p>Screenwriter <a href=\"https:\/\/therealdeal.com\/people\/taylor-sheridan\/\" rel=\"nofollow noopener\" target=\"_blank\">Taylor Sheridan<\/a> isn\u2019t primarily a developer, but his growing portfolio of Westerns has led to notable new development in his native Tarrant County and buoyed interest in the film industry around Texas.<\/p>\n<p>Best known for \u201cYellowstone,\u201d Sheridan also created \u201cLandman,\u201d a modern series in a Texas setting that includes a cameo by fellow Top 100 member Jerry Jones. Sheridan\u2019s got more than mere sizzle; Hillwood Development Chairman Ross Perot announced a partnership with him last year to <a href=\"https:\/\/therealdeal.com\/texas\/fort-worth\/2025\/08\/13\/taylor-sheridan-ross-perot-jr-tap-texas-film-incentives\/\" rel=\"nofollow noopener\" target=\"_blank\">develop the state\u2019s biggest production studio<\/a> at AllianceTexas north of Fort Worth. Sheridan is also <a href=\"https:\/\/therealdeal.com\/texas\/fort-worth\/2025\/06\/05\/taylor-sheridan-buys-fort-worths-iconic-cattlemens-steakhouse\/\" rel=\"nofollow noopener\" target=\"_blank\">leading a retail renovation in the Fort Worth Stockyards<\/a>, a historic livestock market that\u2019s now a mixed-use tourist destination.<\/p>\n<p>The Texas Legislature took Sheridan\u2019s popular shows as a proof of concept for the Texas Moving Image Industry Incentive Program. Sheridan joined fellow Texas natives Matthew McConaughey, Woody Harrelson and Dennis Quaid in persuading the Texas Legislature to expand the program in 2025 from $45 million to $200 million, <a href=\"https:\/\/therealdeal.com\/texas\/2026\/04\/16\/hollywood-ambitions-head-to-mansfield-texas\/\" rel=\"nofollow noopener\" target=\"_blank\">attracting other producers to Texas<\/a> as a result.\u00a0Aside from these commercial enterprises, Sheridan struck perhaps the most significant land deal of 2022 when he <a href=\"https:\/\/therealdeal.com\/texas\/2022\/03\/16\/legendary-ranch-from-yellowstone-sold-for-the-first-time-in-150-years\/\" rel=\"nofollow noopener\" target=\"_blank\">purchased the historic 6666 Ranch<\/a>, a 150-year-old operation covering an area larger than New York City.
