New analysis by Redfin shows there were year-over-year price declines<\/a> in all of Texas\u2019 major housing markets.<\/p>\n

That includes in Austin, parts of Dallas and Fort Worth, Houston, and San Antonio. Even though the market got off to a good start earlier this year, spring hasn\u2019t exactly sprung<\/a> for the state\u2019s real estate market.<\/p>\n

\u201cThere was this anticipation about\u2026 this spring market is going to be better,\u201d said Yanling Mayer, a research economist with Texas A&M University\u2019s Texas Real Estate Research Center. \u201cBut that changed so quickly.\u201d<\/p>\n

Mortgage rates went up. But, also, the U.S. also went to war. Bryan Glasshagel, who leads the Texas advisory practice for the real estate firm Zonda, said that has shifted the calculation<\/a> for would-be home buyers.<\/p>\n

\u201cIt was a hit to consumer confidence,\u201d he said. \u201cAnd buyers were becoming more cautious with spending money.\u201d<\/p>\n

Demand had already been dampened by lower domestic and international migration to Texas and uncertainty around the job market in the state\u2019s biggest cities. <\/p>\n

\u201cJob growth is weak \u2014 I think, as we look at it, pretty anemic in all four markets,\u201d Glasshagel said.<\/p>\n

So buyers are cautious, even though there\u2019s a decent amount of inventory<\/a> out there.<\/p>\n

Mayer said all of that is dragging down prices. In March, she said home prices across the state were down 1% year over year.<\/p>\n

\u201cFundamentally, you know, supply is there. It’s just whether the demand is able to support it, right?\u201d Mayer said. \u201cAnd if the demand is not able to support it, that means prices will come down even further.\u201d<\/p>\n

It may not be the robust spring selling season many were hoping for, but Mayer said patient buyers may be more likely to snag a discount.<\/p>\n
