{"id":261069,"date":"2026-04-22T12:22:09","date_gmt":"2026-04-22T12:22:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-tx\/261069\/"},"modified":"2026-04-22T12:22:09","modified_gmt":"2026-04-22T12:22:09","slug":"entity-tied-to-buc-ees-buys-parcel-of-land-along-i-25-in-el-paso-county","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-tx\/261069\/","title":{"rendered":"Entity tied to Buc-ee\u2019s buys parcel of land along I-25 in El Paso County"},"content":{"rendered":"<p>A parcel of land along Interstate 25 in El Paso County that has been proposed for <a href=\"https:\/\/www.denverpost.com\/2025\/06\/03\/bucees-palmer-lake-annexation-approved\/\" rel=\"nofollow noopener\" target=\"_blank\">a Buc-ee\u2019s travel center<\/a> recently changed hands.<\/p>\n<p>It is not clear what the transaction means for the project, but county records indicate that Monument Ridge West LLC transferred property earlier this month to Buc-ee\u2019s EPCO LLC for over $10 million.\n<\/p>\n<p>The records show that the land sold to Buc-ee\u2019s EPCO, known as Parcel 1, was created through a boundary adjustment between <a href=\"https:\/\/www.denverpost.com\/2026\/03\/12\/el-paso-county-bla-bucees\/\" rel=\"nofollow noopener\" target=\"_blank\">two unplatted properties<\/a> owned by Interstate 25 Properties Ltd. and Monument Ridge West LLC. (Image from El Paso County public records)\n<\/p>\n<p>Buc-ee\u2019s EPCO LLC was formed Jan. 15 and is linked to the company\u2019s headquarters at 327 FM 2004 in Lake Jackson, Texas, according to the state business entity database. The LLC\u2019s filing documents also identify Jeff Nadalo, Buc-ee\u2019s general counsel since 2012.\n<\/p>\n<p>On Monday, Post staff contacted Nadalo and Buc-ee\u2019s for clarification on the warranty deed and the company\u2019s potential plans for a gas station and travel center. Buc-ee\u2019s media coordinator Crissy Gonzales responded by email with a \u201cno comment.\u201d\n<\/p>\n<p>The acquisition, about 50 miles south of the metro area, follows the state\u2019s approval in March of two well permits for Monument Ridge West for the land near the intersection of Beacon Lite Road and County Line Road, close to I-25. The two wells are capable of <a href=\"https:\/\/www.cpr.org\/2026\/04\/02\/state-approves-well-permits-potential-buc-ees-el-paso-county\/\" target=\"_blank\" rel=\"noopener nofollow\">producing millions of gallons of water<\/a> each year.\u00a0<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" lazyautosizes lazyload\" alt=\"An image of &quot;Parcel 1&quot; from the Interstate 25 Properties Ltd. and Monument Ridge West LLC boundary adjustment between two unplatted properties. (Image from El Paso County public records)<\/p>\n<p>As of Tuesday morning, no development plans for a Buc-ee\u2019s had been submitted to the county\u2019s Electronic Development Application Review Program website.\n<\/p>\n<p>Natalie Sosa, Interim Executive Director of Communications with El Paso County, confirmed to The Post that the county has not received a land-use application for a Buc-ee\u2019s for the land near Palmer Lake.<\/p>\n<p>As public interest remains high around a new Buc-ee\u2019s location, El Paso officials have <a href=\"https:\/\/planningdevelopment.elpasoco.com\/monument-ridge-west-interstate-25-properties-boundary-line-adjustment\/\" target=\"_blank\" rel=\"noopener nofollow\">created webpages<\/a> to share information and updates on the potential development, including details on the related boundary line adjustment.\t\t\t\t<\/p>\n<p>The county said it <a href=\"https:\/\/planningdevelopment.elpasoco.com\/buc-ees\/\" target=\"_blank\" rel=\"noopener nofollow\">can\u2019t comment<\/a> on the plans of Buc-ee\u2019s or the property owner, and emphasized that landowners are not required to reveal future development intentions when seeking a boundary line adjustment or grading permit.<\/p>\n<p>\u201cProperty owners have the right to make decisions about their property as long as they are following the law,\u201d the webpage stated.<\/p>\n<p>Plans for a Buc-ee\u2019s development date back to 2024 when an annexation of the land to Palmer Lake was first proposed.\n<\/p>\n<p>Since then, the prospect of a travel center in the area has drawn mixed reactions from the Tri-Lakes community.
