PowerSchool inked a deal to occupy a big chunk of Apex I at Legacy, an office property in Plano<\/a>.\u00a0<\/p>\n

The cloud-based education software provider is taking 75,000 square feet at the 220,000-square-foot property, according to a release from JLL, which arranged the lease. JLL\u2019s Blake Shipley, Gini Rounsaville and Michael Williams represented the landlord, New York-based Monarch Alternative Capital and Connecticut-based Tourmaline Capital Partners<\/a>. CBRE\u2019s Stephen Salomon, Will Haynes and Jad Charif represented PowerSchool.\u00a0<\/p>\n

The headquarters move comes after a rocky stretch for PowerSchool, which experienced a massive data breach at the end of 2024 that affected 60 million students and 10 million teachers.\u00a0<\/p>\n

The company\u2019s new lease brings occupancy at the property, at 5801 Headquarters Drive, to 97 percent, the release said. The 14-story office building was built in 2021 and renovated in 2023. Amenities at the property include a gym and outdoor tenant lounge.\u00a0<\/p>\n

Since updates were implemented, the property has secured an 11,400-square-foot lease from Sentry Insurance and a 30,000-square-foot lease from Anderson Merchandisers.\u00a0<\/p>\n

The office building is part of the mixed-use development Apex at Legacy. The project will include a second office building, the 20-story, 350,000-square-foot Apex II, and a 200-key Kimpton Hotel. The development is located across from Plano\u2019s Legacy West<\/a>, an open-air shopping center with 415,000 square feet of retail and office space, more than 1,300 multifamily units and a 303-key hotel.\u00a0<\/p>\n

The successful lease-up of Apex I highlights the flight to quality trend occurring in Dallas\u2019 office market<\/a>. Buildings delivered in the last decade, like Apex, have had a much easier time attracting tenants with new amenities. Trophy and Class A space accounted for 73 percent of the first quarter\u2019s leasing volume, according to a recent report from Avison Young. Vacancy at Dallas\u2019 older office buildings, however, continue to prop up the overall market\u2019s vacancy rate, keeping it steady at 24.9 percent.<\/p>\n
