{"id":265636,"date":"2026-04-25T08:06:11","date_gmt":"2026-04-25T08:06:11","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-tx\/265636\/"},"modified":"2026-04-25T08:06:11","modified_gmt":"2026-04-25T08:06:11","slug":"cedar-park-approves-changes-to-indigo-ridge-south-development-plans","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-tx\/265636\/","title":{"rendered":"Cedar Park approves changes to Indigo Ridge South development plans"},"content":{"rendered":"<p>\t\t\t\t\t\t\t<a href=\"https:\/\/www.cedarparktexas.gov\/338\/Mayor-City-Council\" rel=\"nofollow noopener\" target=\"_blank\">Cedar Park City Council<\/a> approved a rezoning request April 23 for the <a href=\"https:\/\/communityimpact.com\/austin\/cedar-park\/development\/2026\/03\/16\/cedar-park-considers-changes-to-indigo-ridge-south-development-plans\/\" rel=\"nofollow noopener\" target=\"_blank\">roughly 100-acre Indigo Ridge South site<\/a>, a planned mixed-use development, which will include commercial, office, and residential areas.<\/p>\n<p>The specifics<\/p>\n<p>The development, first proposed in 2018, is located on the south side of East Whitestone Boulevard east of West Parmer Lane. The <a href=\"https:\/\/www.cedarparktexas.gov\/324\/Planning-Zoning-Commission-PZ\" rel=\"nofollow noopener\" target=\"_blank\">Cedar Park Planning and Zoning Commission<\/a> voted to recommend the rezoning at its March 11 meeting.<\/p>\n<p>The project is a planned development district with general business and mixed-use development. According to city documents, the revised plan adds about 5 acres recently purchased on the site\u2019s northwest corner and dedicates right of way for the future extension of Commerce Parkway and the ongoing <a href=\"https:\/\/communityimpact.com\/austin\/cedar-park-far-northwest-austin\/transportation\/2025\/11\/13\/cedar-park-breaks-ground-on-toro-grande-improvements-project\/\" rel=\"nofollow noopener\" target=\"_blank\">extension of Toro Grande Boulevard<\/a>.<\/p>\n<p>The plan includes an 8-foot masonry wall and 25-foot landscape buffer to protect surrounding neighborhoods. City staff recommended approval, citing that the project aligns with the city\u2019s vision for \u201cwalkable and urban\u201d development.<\/p>\n<p>The update also significantly reduces the maximum number of apartments included in the development, decreasing the total from 1,500 units to 650, \u200b\u200bas well as removing the option to request additional units through a special use permit.<\/p>\n<p>To support the business park concept, a minimum of 165,000 square feet of nonresidential uses must be constructed.
