Homes under contract, or pending sales, also rose across both markets\u2014from 224 to 261.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-tx\/wp-content\/uploads\/2026\/05\/1778612228_624_thumbnail.jpeg\" width=\"100%\" alt=\"chart visualization\"\/>The rise in sales coincided with a slight decline in the median home price, as the price in Pflugerville dropped by around $4,000 and the Hutto price declined by around $14,000. The price per square foot across both cities also dropped from $197 to $181.<img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-tx\/wp-content\/uploads\/2026\/05\/1778612229_66_thumbnail.jpeg\" width=\"100%\" alt=\"chart visualization\"\/>With 375 new home listings added in April across both markets, the average days home spent on the market rose. In Hutto, the average time homes spent on the market reached 76 days\u2014up from 46 days in April 2025. In Pflugerville, the average days homes spent on the market increased from 57 to 68.<img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-tx\/wp-content\/uploads\/2026\/05\/1778612229_581_thumbnail.jpeg\" width=\"100%\" alt=\"chart visualization\"\/>Diving deeper<\/p>\n<p>Throughout the Austin metro, home sales rose by 2% year over year, while pending sales increased by 15.4% in April.<\/p>\n<p>Vaike O\u2019Grady, market research advisor at Unlock MLS, said buyers who have been delaying their home search took advantage of a temporary dip in mortgage rates earlier this year.<\/p>\n<p>\u201cThat activity is now showing up in both pending and closed sales data,\u201d O\u2019Grady said in a news release. \u201cBuyers are stepping back into the market with more urgency, especially when homes are priced correctly, and pending sales continue to be one of the clearest indicators of where the market is heading.
