Three of these areas also saw a rise in home sales.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-tx\/wp-content\/uploads\/2026\/05\/1778622488_811_thumbnail.jpeg\" width=\"100%\" alt=\"chart visualization\"\/>When looking at the Round Rock market as a whole, the city\u2019s closed sales remained flat. However, the number of homes under contract, or pending sales, rose from 216 to 242 in April. The price per square foot also declined from $221 to $203.<img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/28927058\/thumbnail\" width=\"100%\" alt=\"chart visualization\"\/>April&#8217;s decline in prices follows a similar trend seen in Round Rock <a href=\"https:\/\/communityimpact.com\/austin\/round-rock\/real-estate\/2025\/04\/15\/round-rock-home-sales-prices-drop-in-march\/\" rel=\"nofollow noopener\" target=\"_blank\">in March<\/a>, which also saw a year-over-year decline.<\/p>\n<p>Diving deeper<\/p>\n<p>Throughout the Austin metro, home sales rose by 2% year over year, while pending sales increased by 15.4% in April.<\/p>\n<p>Vaike O\u2019Grady, market research advisor at Unlock MLS, said buyers who have been delaying their home search took advantage of a temporary dip in mortgage rates earlier this year.<\/p>\n<p>\u201cThat activity is now showing up in both pending and closed sales data,\u201d O\u2019Grady said in a news release. \u201cBuyers are stepping back into the market with more urgency, especially when homes are priced correctly, and pending sales continue to be one of the clearest indicators of where the market is heading.
