latest leasing activity<\/a> at The Offices Three is anchored by three new tenants taking space across multiple floors.<\/p>\nArchitecture and engineering firm Parkhill will occupy 26,254 square feet on Level 5, marking its second Dallas-Fort Worth location and its largest commitment in the building. The space is being fully customized to match the firm\u2019s design needs.<\/p>\n
On Level 2, Ash Grove will take 5,174 square feet for its regional office, while Raymond James will occupy 5,120 square feet as its Frisco branch. Both are moving into spec suites designed for quick occupancy.<\/p>\n
Spec Suites Target Fast-Moving Tenants<\/p>\n
Alongside traditional leases, The Offices Three is rolling out 12,000 square feet of additional spec suites ranging from 2,500 to 6,500 square feet. The spaces come fully finished and ready for immediate use, with access to shared amenities including a tenant lounge, dining area, huddle rooms and bar-style collaboration spaces.<\/p>\n
Developers say the format is aimed at companies looking to avoid long buildouts while still landing in a premium, amenity-rich environment.<\/p>\n
\u201cWith a location that\u2019s easy to get to and amenities people want to use, The Offices Three continues to attract strong interest and maintain leasing momentum,\u201d said Tyler Chapman, director of development for VanTrust Real Estate\u2019s Dallas office. \u201cOur spec suites and fully built-out spaces are meeting growing demand for turnkey office solutions as tenants prioritize amenity-rich, accessible locations with space they can occupy right away, without the time or cost of a full build-out.\u201d<\/p>\n
A Broader Mixed-Use Ecosystem In Frisco<\/p>\n
Frisco Station\u2019s office growth sits within a larger mixed-use environment that includes residential communities, hotels and emerging medical space.<\/p>\n
The development already includes four residential communities and three hotels, including Canopy by Hilton Dallas Frisco Station, AC Hotel Dallas Frisco and Residence Inn Dallas Frisco, allowing companies to house visiting teams and clients on site.<\/p>\n
A new medical office building is also underway as part of the Health and Wellness District, expanding the project\u2019s footprint beyond traditional office use.<\/p>\n
