The vacant site of the former Valley View Mall, located at Interstate 635 and Preston Road in North Dallas, will likely become the site of a brand new arena and entertainment district housing the Dallas Mavericks.\u00a0<\/p>\n
The team announced on Monday, June 1, that it entered into an “option agreement” for the potential purchase of 104 acres of land at the former Valley View Mall site, WFAA reported<\/a>.\u00a0<\/p>\n The site “meets most of the criteria established at the outset of our evaluation process,” a Mavericks spokesperson said. The “entertainment district” the Mavs envision could include a hotel, restaurants, retail and green space — and will be designed as a “community anchor point,” the team said.\u00a0<\/p>\n The news cemented the team’s departure from downtown Dallas after months of debate over whether Dallas should tear down its City Hall to make way for the arena. The plan is to build the new stadium by 2031, the year the team’s lease at the American Airlines Center ends.\u00a0<\/p>\n So, where is the Valley View Mall site? And how did a piece of prime real estate, which is surrounded by some of the city’s most upscale and dense neighborhoods, remain vacant for so many years? Here’s what we know.\u00a0<\/p>\n
The Maverick’s future home is located at Interstate 635 and Preston Road in North Dallas.<\/p>\n Directly to the south is several of the most affluent communities in Dallas, including Preston Hollow and other wealthy North Dallas neighborhoods.\u00a0<\/p>\n To the north are several dozen blocks of dense apartment housing. Go even further north, and you’ll reach Addison, known for its concentration of restaurants and entertainment venues.<\/p>\n Speaking of entertainment, the site is surrounded to the west by the Galleria Dallas, one of the Metroplex’s healthiest malls. Plus, the Dallas North Tollway is one of the biggest connectors between Dallas and fast-growing Collin County.\u00a0<\/p>\n Finally, to the east, US 75, which goes through the city’s urban core, connects with I-635. Residential Richardson, which is home to UT Dallas, also sits near the site.\u00a0<\/p>\n Perhaps one of the site’s main logistical challenges is its lack of DART train service.<\/p>\n
The site’s journey to become a prime location for the relocation of the Mavericks is a long and complicated one.\u00a0<\/p>\n The mall opened in the 1970s s and at one point housed over 100 stores in its over 1.6 million square feet.\u00a0<\/p>\n Decades after opening, however, the mall began to decline. Macy’s closed in March 2008, Dillard’s followed in December 2008, and JCPenney shut its doors in April 2013. The mall’s first and longest-running anchor, Sears, closed in July 2017.<\/p>\n Then began the mall’s slow march to demolition.\u00a0<\/p>\n In 2019, WFAA profiled<\/a> one of the last holdouts in the building. Fengwu Chao, owner of Chinese Avenue, a store selling items from across Asia, opened her business in 2006 and, after over a decade in business, was preparing to liquidate.<\/p>\n Years earlier, in 2017, WFAA covered<\/a> a “demolition ceremony” for the mall. However, it wasn’t until 2023 that it was finally demolished.\u00a0<\/p>\n So why has it stood vacant for so long?\u00a0<\/p>\n There have been several proposed plans for what to do with the Valley View site, including:\u00a0<\/p>\n Beck Ventures CEO Scott Beck proposed partnering with Life Time Inc to build a “a healthy way of living village<\/a>,” which included plans for a 20-acre park on the south side of the development.While Seritage Growth Properties, created during the Sears bankruptcy, owned the portion of the property where the Sears once stood, the company proposed<\/a> building Park Heritage, with plans to build nearly 1.8 million square feet of office space, 300 luxury residential units, and retail and entertainment space around a 3-acre parkLater, Beck Ventures proposed a new plan<\/a>, a $4 billion project called Dallas Midtown \u2014 a “city within a city” with trails, parks, shopping, restaurants, water features, hotels, condos, rental units, a theatre, an athletic and wellness facility, and a trolley systemMost recently, in 2024, developers\u00a0broke ground<\/a> on an $85 million mixed-use project called Premier at Dallas Midtown \u2014 a six-story building with 296 residential units and 13,500 square feet of ground-floor retail.
