Lancaster Ave., Eco Motel

A Fort Worth code enforcement officer detailed substandard and hazardous conditions in six structures on the property. The officer cited the property owner for more than 370 violations on Jan. 20.

The structures include office buildings, accessory structures and storage areas, with various deficiencies such as compromised foundations, exposed electrical wiring and water damage.

Owner Shetal Patel said a second inspection was done April 3, and Patel documented several completed repairs that reduced the number of ongoing violations to 229. Most of the improvements were cosmetic, and structural violations still need to be completed.

“We have full necessary permits on the property,” Patel said. “We are still waiting on a few structural engineering reports (before requesting) the permit on a few other buildings. We just need some time to get everything up to order, possibly about 120 days.”

The commissioner explained the commission could grant a maximum 90 days, and Patel requested that number of days to correct the problems.

Several residents and a police officer explained the property’s longstanding issues and testified about the owner’s history of noncompliance.

Cindy Boling and Carol Peters, presidents of two Meadowbrook-area neighborhood associations, testified that the motel has harmed their neighborhoods.

The city requested the structures be declared substandard and hazardous and that the owner be ordered to repair or demolish within 30 days. Both motions passed 7-0.

6301 Woodway Drive, The Mirabel

In a case that has been on the books for almost four years, city staffers described an apartment complex where much of the plumbing is gone, people are breaking into the buildings, crime is continuous, and owners don’t respond to letters or calls.

By March, the code compliance officer said, all tenants had been moved out of the Mirabel. A police officer detailed a long list of crimes, including drug use and violence, reported on the property, which is across the street from Woodway Elementary School and close to Southwest High School.

The code compliance officer reported that 14 primary structures and three accessory structures had multiple code violations. The city originated the case on Sept. 16, 2022.

The city staff requested the structures be declared substandard and hazardous and the owner be ordered to repair or demolish within 30 days. The motions passed 7-0.

Building Standards Commission

Documenter: Wendy L.
