Ryan Serhant<\/a> is covering both sides of the California-to-Texas pipeline with the expansion of his brokerage to the Lone Star State.\u00a0<\/p>\n

The \u201cOwning Manhattan\u201d star\u2019s eponymous firm is opening four offices across the Texas Triangle \u2014 in Houston, Dallas, Austin and San Antonio \u2014 two months after planting a flag in California<\/a>. Serhant\u2019s 13-person founding team includes agents poached from Compass, eXp and Monument Realty.\u00a0<\/p>\n

Its founding agents have sold nearly $1.5 billion in real estate in the last 12 months, the company said in a press release Tuesday. Susana Sarvis will be the operation\u2019s managing director. Based in Houston, she was most recently in a leadership position at Real Brokerage.\u00a0<\/p>\n

Not unlike Compass\u2019 early gospel of tech supremacy, Serhant leads with its technological offerings, specifically its proprietary AI platform, S.MPLE. The company\u2019s tech tools are designed \u201cto empower the next generation of salesperson,\u201d Serhant said.\u00a0<\/p>\n

The expansion caps three years of rapid growth for Serhant, which launched in 2020 and started expanding outside New York in 2023. Since last year, the brokerage has added offices in Boston, California and Washington, D.C. It now operates in 17 states and has over 2,000 agents.\u00a0<\/p>\n

\u201cWe\u2019re not going to Texas just because it\u2019s hot,\u201d Serhant said. \u201cI think it\u2019s a structurally important market for our business.\u201d<\/p>\n

The move is also something of a homecoming for Serhant. He was born in Houston\u2019s Kingswood neighborhood and has family around the state.\u00a0\u00a0<\/p>\n

Texas turf\u00a0<\/p>\n

Differentiating itself from Texas\u2019 dominant luxury brokerages<\/a> will look different in each city. While Compass dominates in Houston, Austin\u2019s biggest deals are done by agents from a variety of brokerages, most of which are national brands. In Dallas, homegrown brands like Allie Beth Allman rule the roost.\u00a0<\/p>\n

\u201cI understand that we are new, but our agents aren\u2019t,\u201d Serhant said.\u00a0<\/p>\n

Serhant stands to profit from successfully carving out that niche as Texas luxury real estate gets a boost from the state\u2019s ability to net corporate relocations.\u00a0<\/p>\n

North Texas, whose luxury market leads the state, has seen its sales volume of homes priced above $10 million more than double since 2023, according to Compass\u2019 ultra-luxury report. The area notched $104 million in sales volume for these properties in 2023, $179 million in 2024 and $231 million in 2025.\u00a0<\/p>\n

Serhant\u2019s expansion also coincides with increased activity in Texas\u2019 nascent luxury condo market<\/a>. Developers like Howard Hughes<\/a>, Satya<\/a> and Deiso Moss<\/a> are tapping into Texans\u2019 appetite for vertical living \u2014 and breaking price records \u2014 by partnering with Ritz-Carlton and St. Regis to build some of the state\u2019s first branded condo projects.<\/p>\n
