\t\t\t\t\t\t\tBee Cave City Council approved a pre-design package for the northeast parcel of the Village at Spanish Oaks<\/a> development, consisting of a multifamily residential building at a June 23<\/a> meeting.<\/p>\n

The background<\/p>\n

The Village at Spanish Oaks is a nearly 81-acre planned development district located on the south side of Hwy. 71, near the intersection of RR 620 and Hwy. 71. The development is planned to provide several uses including residential, retail, office, hotel and senior living.<\/p>\n

In February<\/a>, the city approved a measure to allow the development to become a planned development district.<\/p>\n

This approved ordinance required that prior to construction of any improvements or structures on the property, a replat and site plan must be approved by the city, according to city documents.<\/p>\n

The details<\/p>\n

An architectural pre-design package<\/a> was submitted to the city for Parcel E, the northeast parcel at the Village at Spanish Oaks, which includes a five-story multifamily residential building, according to design plans.<\/p>\n

Renderings of the development show that the residential complex is planned to have a dog park, fitness center, plunge pool, swim-up bar and other outdoor amenities.<\/p>\n

The plan for Parcel E also includes a parking structure that would be partially visible from Hwy. 71 if the land next to it remains undeveloped.<\/p>\n

City documents state that staff is \u201cconcerned\u201d that the exposed parking garage levels could be \u201cunscreened indefinitely\u201d if the parcel next to the residential building remains undeveloped.<\/p>\n

What they’re saying<\/p>\n

\u201cIt seems like a common theme within the ordinance that any exposed facade would either be screened or contain any sort of architectural detailing,\u201d senior planner Sean Lapano said.<\/p>\n

The parcel next to the garage, Parcel D, is expected to host offices, yet there are currently no development plans as it is driven by market demand, Village at Spanish Oaks developer Jack Creveling said.<\/p>\n

Creveling said he has \u201cconfidence in the market\u201d and believes that the adjacent parcel will be developed with something \u201cattractive.\u201d<\/p>\n
