One of downtown Houston’s<\/a> biggest office leases in years is giving a boost to a market that’s been struggling with stubbornly high vacancy rates.<\/p>\n

Mitsubishi Corporation (Americas) has signed a 91,761-square-foot lease at 1100 Louisiana,<\/a> relocating its longtime office from Houston Center into one of the city’s tallest skyscrapers. The deal spans four floors\u201431 through 34\u2014and ranks among the largest downtown office leases completed in recent years.<\/p>\n

“Houston is a critical hub for us, and this move to 1100 Louisiana represents an important investment in our team and our future here,” Shuji Kobayashi, executive vice president of business development for Mitsubishi Corporation (Americas) and general manager of the company’s Houston branch, said in a statement.<\/p>\n

Mitsubishi has maintained a downtown Houston presence for nearly 50 years. The company’s current office is located at 1221 McKinney St. in Houston Center.<\/p>\n

The new home, 1100 Louisiana\u2014also known as Enterprise Tower<\/a>\u2014is Houston’s sixth-tallest office building. When it opened in 1980, the Hines-developed skyscraper briefly held the title of the city’s tallest building before being overtaken by JPMorgan Chase Tower two years later.<\/p>\n

The 55-story building is one of downtown Houston’s most recognizable skyscrapers, thanks to its rose-colored granite exterior and stepped roofline. It offers about 1.3 million square feet of office space and has been owned by Fantome Tower LP since 2005.<\/p>\n

“We are very excited to welcome Mitsubishi Corporation (Americas), a world-class company to add to our roster of incredible tenants here at 1100 Louisiana,” Mark Janssen, vice president of asset management for Fantome Tower, said in a statement.<\/p>\n

The move is a notable win for downtown Houston, where nearly one in three offices sat vacant during the first quarter of 2026.
