City officials approved designs from SPIARS Engineering and Surveying<\/a>, a Texas-based consulting firm, for a new 360-unit project at the southeast corner of Municipal Avenue and 13th Street, per city documents<\/a>.<\/p>\n The new site plan shows the development will have space for a five-story parking garage, exterior parking space, courtyards with some shaded areas, a pool, leasing office and clubhouse. Two apartment buildings will be four stories tall and one will be three.<\/p>\n The new apartment complex will be located near the DART Silver Line 12th Street Station<\/a>, which launched in October 2025<\/a>.<\/p>\n The background<\/p>\n Plano City Council first approved a mixed-use development with apartments, a restaurant and pickleball courts in October 2023<\/a>.<\/p>\n The first preliminary site plan from a different consulting firm, Kimley-Horn<\/a>, was approved by the city\u2019s planning and zoning commission in August 2024<\/a>. The apartments were initially planned to have 390 units.<\/p>\n
