One of the architects behind the redevelopment of the Fort Worth Stockyards is back with a new luxury development.<\/p>\n
Craig Cavileer, who helped lead the phase one redevelopment of the Stockyards, is back with a new project just across Marine Creek from the Hotel Drover.<\/p>\n
Cavileer was fired from his role as executive vice president of Majestic Realty in 2025 over a disagreement with the company over how to handle a financing dispute with its local partner the Hickman Companies<\/a>, according to documents filed in a Los Angeles County court case.<\/p>\n The press release announcing Cavileer\u2019s new project came on the same day Majestic Realty and Hickman announced they were abandoning a planned $1 billion phase two expansion<\/a> of the Stockyards, citing market conditions.<\/p>\n Cavileer\u2019s new company Delightful Development Co., is partnering with Dallas-based Woodbine Development Co.<\/a> to develop a $160 million luxury mixed-use hotel and resort<\/a> on the northeast corner of North Main and Northeast 23rd Streets, according to an Aug. 5 press release.<\/p>\n \u201cHaving spent the past 15 years leading the curation and renaissance of the Stockyards, I couldn\u2019t be more excited to contribute to its on-going revival with this project\u201d Cavileer said the press release.<\/p>\n The proposed development will have 225 rooms and suites split across two hotels that share an underground parking garage.<\/p>\n Renderings show a larger hotel building fronted along Northeast 23rd Street while a smaller boutique hotel lines the property along North Main Street.<\/p>\n Other amenities include 30,000 square feet of green space with access to a new Marine Creek promenade, a pool and cabanas overlooking the creek, meeting rooms, and an event barn, ballrooms, day spa, shops, and rooftop restaurant overlooking the city.<\/p>\n The resort\u2019s location sits at the gateway to the Stockyards Historic District, which has garnered national and international attention with 10 million annual visits each year, Woodbine managing partner Dupree Scovell said.<\/p>\n \u201cWe are very proud to enter the Fort Worth market and to partner with Delightful Development on this marquee project in the historic Stockyards,\u201d he said.<\/p>\n The project will also benefit from up to $8.5 million of funding from a special Stockyards taxing district.<\/p>\n The public money will go toward public improvements like the Marine Creek promenade, a plaza space near North Main Street, and other street improvements, according to a slide deck presented at the Aug. 5 meeting of the special Stockyards taxing district.<\/p>\n The public money will only go toward those public improvements, and not toward construction of the resort itself, a city spokesperson emphasized in a phone call with the Star-Telegram.<\/p>\n The project is also expected to generate roughly $33.4 million in new city and state hotel taxes over a 10-year period, according to the taxing district slide deck.<\/p>\n Groundbreaking is targeted for fall 2027 with a grand opening planned for spring 2030.<\/p>\n A bird\u2019s-eye rendering showing the proposed $160 million development on the corner of North Main Street and Northeast 23rd Street with the Historic Stockyards in the background.
