Hoque Global<\/p>\n
Hoque Global<\/a> announced on Aug. 13 that its billion dollar development in southern Dallas reached a key construction benchmark.\u00a0<\/p>\n Since the firm broke ground on its University Hills development<\/a> last May, Hoque Global has been focused on the less glamorous but essential elements of development, said Arthur Santa-Maria, vice president of Hoque Global, said in a news release.\u00a0<\/p>\n \u201cWe\u2019ve been moving dirt, installing utilities, building drainage systems and putting in the major infrastructure required to support a 280-acre development,\u201d Santa-Maria said.\u00a0<\/p>\n Article continues below this ad<\/p>\n Water, wastewater and drainage utility systems are in place for the residential and commercial sections of University Hills, a development near Interstate 20 and Lancaster Road, according to a news release from the developer.<\/p>\n Homebuilders D.R. Horton and Lennar are buying about 580 lots from Hoque Global to build single-family homes and town homes at the site. Additionally, the development will include a town center and commercial buildings.\u00a0<\/p>\n University Hills was also selected by Elon Musk\u2019s<\/a> The Boring Co. for a mile-long tunnel project<\/a> that would connect the development to the University of North Texas Dallas DART Station. The tunnel project is in the permitting process, according to the news release.<\/p>\n Harwood District towers will get upgrade<\/p>\n Work on\u00a0Harwood No. 6 at 2501 N. Harwood St. is expected to start in September and finish in March.\u00a0<\/p>\n 2025 File Photo\/Staff<\/p>\n A venture led by private equity firm TPG aims to start the millions in renovations on the towers it recently acquired in Dallas\u2019 Harwood District.<\/p>\n Article continues below this ad<\/p>\n A filing with the Texas Department of Licensing and Regulation shows TPG plans to start an estimated $4 million to Harwood No. 6. Work will cover the building\u2019s lobby, tenant space and a 12th floor patio. Work is expected to start in September and finish in March.\u00a0<\/p>\n The work won\u2019t stop here. Additional improvements are planned for the tower, and the group said it planned to improve all five office buildings it acquired in 2025. The buildings include Harwood No. 2, 2728\u00a0N. Harwood St.;\u00a0Harwood No. 3, 2727\u00a0N. Harwood St.; St. Ann Court\/Harwood No. 6,\u00a02501 N. Harwood St.; Frost Tower\/Harwood No. 7,\u00a02950 N. Harwood St.; and Harwood No. 10,\u00a02850 N. Harwood St.<\/p>\n TPG\u2019s investment in the five towers includes upgrading greenspaces, building infrastructure and common spaces, adding bespoke tenant clubhouses, fitness centers, and food and beverage offerings.<\/p>\n Work will start with 2727 Harwood St., Frost Tower and St. Ann Court, the firm previously said. The firm declined to say how much it would spend on the improvements.<\/p>\n The five-building portfolio will become Class AA status after the redos. The work will begin this year and continue through 2027 and beyond.<\/p>\n Article continues below this ad<\/p>\n The buildings were previously owned by Dallas-based developer Harwood International. Harwood has retained a minority interest as a co-investor in the portfolio.<\/p>\n Harwood dealt with financial difficulties that saw the firm lose direct control over at least seven office towers since early 2025.<\/p>\n \u201cSince launching our partnership earlier this year, we have continued to see strong demand across the Harwood District,\u201d the group said. \u201cThis renovation program reflects our continued investment in the district\u2019s long-term success, enhancing these properties with best-in-class amenities and experiences that meet the evolving expectations of tenants while further elevating the district\u2019s position as one of Dallas\u2019s premier mixed-use destinations.\u201d<\/p>\n Investment firm is busy<\/p>\n A Plano investment firm has been busy in recent weeks.<\/p>\n Article continues below this ad<\/p>\n Precision Investments closed a series of deals in recent weeks that includes retail properties in the Dallas and Houston markets. The largest deal saw Precision acquire five parcels totaling nearly 11 acres on East Beltline Road in Richardson.\u00a0<\/p>\n Dan Avnery, the firm\u2019s managing partner, said the firm plans a full exterior remodel of the shopping center for an estimated $1.2 million. Five undeveloped acres are also up for sale or lease. The deal was closed this month.\u00a0<\/p>\n Last month, Precision sold the Shops at Eastside, a 67,000-square-foot, mixed-use development at Campbell Road and U.S. 75 in Richardson. Tenants include 7-Eleven, Panera Bread, Frost Bank and others.
