Bishop Ave. in Bishop Arts and 2908-2937 Greenville Ave. in Lower Greenville, according to a release.<\/p>\n<p>The names of the sellers weren\u2019t disclosed.<\/p>\n<p>\u201cDallas continues to solidify its position as one of the country\u2019s most dynamic retail markets, and we\u2019re excited to deepen our investment in the city through two of its signature neighborhoods,\u201d says Tripp Russ, managing partner of 90Ten, in the release.<\/p>\n<p>He founded 90Ten in 2023.<\/p>\n<p>\u201cBishop Arts and Lower Greenville represent exactly the type of upscale, urban trade areas we\u2019re seeking \u2014 places with exceptional real estate, strong local operators, and best-in-class brands that create lasting value,\u201d Russ adds.<\/p>\n<p>The properties house some the hottest restaurants and shops in town.<\/p>\n<p>Tenants at 2908-2937 Greenville Ave. include Italian restaurant Sister, European-style Caf\u00e9 Duro, upscale steakhouse duo Goodwins and Goodwins To Go, and boutique rental property Casa Duro.<\/p>\n<p>Tenants at 301-321 N. Bishop Ave. include burger diner Hunky\u2019s, Italian pastry and coffee purveyor Palmieri Caf\u00e9, vintage clothing store Dolly on Bishop, gift shop Kawaii Candle Co., and cosmetics retailer Simply Bella.<\/p>\n<p class=\"shortcode-media shortcode-media-rebelmouse-image\"> <img loading=\"lazy\" decoding=\"async\" id=\"1db37\" data-rm-shortcode-id=\"d3ac4d064e837854d253bde7ddc1b931\" data-rm-shortcode-name=\"rebelmouse-image\" class=\"rm-shortcode rm-lazyloadable-image \" lazy-loadable=\"true\" src=\"data:image\/svg+xml,%3Csvg%20xmlns=\" http:=\"\" data-runner-src=\"https:\/\/www.newsbeep.com\/us-tx\/wp-content\/uploads\/2026\/08\/palmieri-cafe-coffee.jpg\" width=\"937\" height=\"527\" alt=\"palmieri cafe coffee\"\/> Pastries, coffee, and gelato from Palmieri Cafe.             Palmieri Cafe         <\/p>\n<p>Russ\u2019 firm made the two acquisitions amid a tight supply of retail space, with Dallas-Fort Worth vacancy rates sitting below 5 percent.<\/p>\n<p>Elsewhere in Texas, 90Ten\u2019s portfolio includes 1323 S. Congress Ave., located in Austin\u2019s buzzy South Congress district.
