Outside, The Texan will feature 28 gas and diesel pumps, four diesel refilling pumps for commercial trucks, 196 parking spots for passenger vehicles, and separate parking for semi-trucks, though overnight parking will not be allowed.<\/p>\n<p>Inside, the store \u201cwill emphasize made-to-order food, including gourmet sandwiches, salads, homemade burgers, and daily specials,\u201d according to a presentation included as part of Tuesday\u2019s agenda packet. It\u2019s something the company says differentiates it from \u201ctraditional gas station convenience stores,\u201d though most Texan motorists will find the variety of food options similar to the Lone Star State\u2019s older, <a href=\"https:\/\/www.mysanantonio.com\/business\/article\/bucees-tallahassee-florida-21098083.php\" data-link=\"native\" rel=\"noopener nofollow\" target=\"_blank\" class=\"\">more famous\u00a0mega gas station brand<\/a>, Buc-ee\u2019s. Another similarity between The Texan stores and those that feature a perpetually smiling beaver are the <a href=\"https:\/\/www.mysanantonio.com\/lifestyle\/travel\/article\/buc-ees-bathrooms-17559669.php\" data-link=\"native\" class=\"\" rel=\"nofollow noopener\" target=\"_blank\">restroom amenities<\/a>.<\/p>\n<p>\u201cThe Texan stores are known for their clean restrooms and spacious dining areas, catering to families and groups. \u2026 The company prides itself on consistent and friendly customer service,\u201d the presentation reads.<\/p>\n<p>It should come as no surprise that the company \u2014 whose Yorktown headquarters lies about halfway between Corpus Christi and San Antonio \u2014 has chosen the coastal city for its next location. Despite being the eighth-largest city in Texas, <a href=\"https:\/\/www.mysanantonio.com\/business\/article\/bucees-best-convenience-store-21089373.php\" data-link=\"native\" rel=\"noopener nofollow\" target=\"_blank\" class=\"\">there are no beavers in Corpus Christi<\/a>. In fact, the nearest\u00a0Buc-ee\u2019s location is about 75 miles up the coast in\u00a0Port\u00a0Lavaca.<\/p>\n<p>Yorktown couple <a href=\"https:\/\/thetexanstores.com\/about-us\/\" data-link=\"native\" rel=\"noopener nofollow\" target=\"_blank\" class=\"\">Pete and Patricia\u00a0Dlugosch founded The Texan<\/a> in their hometown in 2008 and first began to expand outside of Yorktown in 2014. Since then, the company has made it its habit to expand in mostly small town communities where Buc-ee\u2019s, founded in 1982, doesn\u2019t have a presence. Currently, The Texan boasts stores in Yorktown, Cuero, Victoria, Goliad, Port Aransas, Schulenburg, La Vernia, Portland, Monahans, Gillett, Pecos, Port O\u2019Conner and a location in the works in College Station. The Texan also has a store in Port Lavaca \u2014 the only location that has a Bucc\u2019ee\u2019s, though the two stores are on opposite sides of town.<\/p>\n<p>If Corpus Christi city leaders approve the ground lease, it\u2019ll be a sweetheart deal for The Texan. Under the terms of the agreement, The Texan will lease the 8-acre plot of land for 40 years, with an option to renew for an additional 10 years after that. In exchange, The Texan will pay <a href=\"https:\/\/www.mysanantonio.com\/lifestyle\/article\/corpus-christi-most-underrated-city-20811892.php\" data-link=\"native\" rel=\"noopener nofollow\" target=\"_blank\" class=\"\">Corpus Christi<\/a> just over $27,000 in rent for the first year, then a little more than $52,000 in rent every year thereafter. The Texan will also pay about $109,000 per year in so-called \u201cfuel flowage fees.\u201d The rental rate will be reevaluated every five years to take inflation and other market trends into account.
